    It would be a great idea to get a friend who is a camera buff to re-take the photos, or even (heavens forbid!) pay a professional photographer.

    I don't know whether googlemaps little house is exact, but where it sits in Emerson Valley, the last three selling prices were as follows

    12th Nov 2010 Semi-detached, Freehold, 2 Beds, 1 Baths, 1 Receps
    £160,000

    24th Apr 2009 Semi-detached, Leasehold, 3 Beds, 1 Baths, 2 Receps
    £80,000

    13th Mar 2009 Semi-detached, Freehold, 3 Beds, 1 Baths,1 Receps

    If it is the same area, or close to, how does that affect you?

    The first one is a two bed (OP's is a three bed) and the other two will definitely be shared ownerships as they are quite common in MK.

    Hurrah for local knowledge :D . Looking at the two bed (non S/O) there is still 20k in the difference, not sure a third bedroom is worth that much...

    Agree with comments of others on specifically

    (a) lack of floorplan
    (b) better photos needed
    (c) some sort of greenery needed at front
    (d) evidence of dining area needed

    Wheelie bin in pic doesn't bother me -they have to go somewhere.

    On a side issue I wouldn't have my child's name on show ( plaque on bedroom wall) when my property was being advertised anywhere, but especially online.

    An agents view....

    Floorplan needed
    - I can't believe the number of agents who don't use these. They are invaluable for house hunters.

    Outside - Needs taking on a brighter / clearer day - I would move pots / wheelie bin / lift blind for photos - The agent should have enough nouse to move things like this themselves! Or at least ask you to move them!

    I agree with other rear garden photo needed, front could do with brightening a little, how about a bed along the front of the house and the side of the path and fill will seasonal bedding flowers.

    Kitchen
    - Kitchen looks nice, for photo i would lift of open blind.

    Consider changing the floor - kitchen looks nice and modern, flooring looks tired and dated.

    Lounge - Lounge looks nice and spacious, please tell me they are not calling the 'conservatory' the family room?! If so its very misleading to buyers as its more a lounge / diner than two seperate reception rooms!!

    Consider putting a dining room table in the conservatory area.

    Main Bed - Photo very grainy - needs retaking

    Bathroom - Needs retaking - a little over exposed

    Nthing wrong with picture content apart from looking dull. I'd spruce up the front garden with some tubs,hanging baskets etc. No idea as to price.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

    Nothing wrong really. The comments passed by others will apply to 98% houses in RightMove :D

    It will just sell to right buyers in right time. If you are too desperate, just reduce the price.
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.
  • You really need to put some furniture into the 2nd reception "room" and give it some purpose. At the moment it just looks like a useless space that leaks heat. Going to be difficult though, as the windows are low and two sides are taken up with the gap to the living room and the door to the garden.

    Carters details are always useless. I think you really need a floor plan and an indication of the garden size though. Your 3rd bedroom is tiny, so I can see why you haven't put a picture up.

    I am local and I have to say I do think you're overpriced. I know it's a reasonable area, but it's only a 2.5 bed, no garage, very little character externally, very close to the very noisy A421, and the layout of the space downstairs is awkward.

    I've just sold a similar size house over in Wavendon Gate, nicer area(IMO), no road noise, garage, pretty garden front and back and a larger third bedroom for nearly 20k under your asking price.
  • You could mess about with the front garden etc etc but the real problem is the price. It's way too high.

    I'm nitpicking but your pictures are way too high up the wall. Lower them by about 30cm and it will make the room seem cosier.

    Some tubs out the front will give it a bit of kerb appeal, too.
