Just to keep you posted, I have just coughed up the money for the fees & the HIPs. I hated it but dont want my credit file being harmed!!0

You're EA has been doing there job, which is to market your property and get viewings through the door. They have done this.
The only reason a house doesn't sell is the price. The agent can only work with the market they are in. If that dictates that other properties are on the market cheaper than yours then your house will sell last.
Have other houses sold in your area in the past year or so? What were they and for how much? If your price didn't compare than all those viewings were seeing better value elsewhere.0 -

A recent article from the Times:
"Reports of house price falls can provoke disproportionate misery. Equally, surveys indicating that prices are rising can produce risky overoptimism.
Nationwide, which last week reported that prices were up by 8.6 per cent since January 2009, says that the annual increase could soon be into double-digits. As a result of this tentative estimate some of the people preparing to sell a home this year believe its value has increased by 10 to 15 per cent — not in 12 months, but in four weeks. There are reports of this outbreak of self-deception from most regions.
Estate agents witnessing this phenomenon say these starry-eyed sellers claim their assessments are based on the latest findings of Nationwide and other surveys. But, although these indices do attest to the housing market’s improved health, it is always emphasised that the performance of London and the South East is the prime reason for the rebound. Like his peers, Martin Gahbauer, Nationwide’s chief economist, talks of a “mixed bag of economic news”. The pace of growth in unemployment is slowing, but there is concern that higher inflation could mean the cost of borrowing goes up sooner than forecast.
Some would-be sellers, however, are choosing to overlook these caveats. In south west London, according to George Frank of Douglas & Gordon, the estate agents, these individuals are convinced their second-rate property is worth more than at the peak and that bankers with bonuses will be queuing at their door, even though the place is not quite to this clientele’s exacting tastes.
Darrin Carter, an estate agent from Nottinghamshire, observes that the delusion is not easily dispelled: “Houses that were for sale at inflated prices back in October are still unsold. The sellers don’t seem to get why anyone would pay £150,000 when a similar home is available at £135,000 — especially when mortgages are still hard to get.”
These sellers are being aided and abetted in their misapprehension by other firms of estate agents, desperate to acquire stock. They probably think that reducing the price, after a decent interval has elapsed, is the worst that can happen. But such cuts are reflected in those indices, such as the Rightmove survey, that are compiled from asking prices. You might think that estate agents would have no wish ever again to read that prices were moving downwards. But some have, obviously, yet to learn that a deluded seller and an agent desperate for new instructions are a toxic mix."0 -

I keep posting to say people need to think very carefully about them. my clients always give feedback about such practices, yet never about local independents, who after all, have a local reputation not shiedled by other national offices.
Yes, read your contract. The EA sould be able to charge...i just hope you get to take it with you..though if you take off market and dont get back on within 1 year of first marketing, the HIP will need to be redone...albeit EPC can be resued if less than 3 years old.
Get out payment...ouch! Don't often see that. I'll add it to my list of tricks.
Just use local independent, they'll look after you. and a local solicitor.
fresh local agent, fresh start. fresh pictures etc......good time to sell as not muc on market. do remember that if buying elsewhere, you may take lower on yours, but the one you are after will go low too.

Your 'clients' in what context?
People have asked you what qualifies you to make such pronouncements, I've yet to see you respond.
Your clients 'always' give feedback on national chains but not on locals - why? Because you ask them? Because they offer it?
More to the point, how many clients are we talking about here?0 -

Its not all about price as I have stated previously, I have reduced my price on their request and yes other properties have sold within my area which have been more expensive but not as 'up together' as my property, maybe they were with Estate Agents which employed sales people and not puppets!!0 -

I just had to join because of the howlingly bad advice / comments I view at times - just as you have I am sure - and so I give my own pennies worth in correction/addition where I believe I have something to say.
OPs & posters can take it or leave it.
Who I am etc is not relevant, nor need anyone be aggressive in challenging other posters for such info or their posts where help is trying to be given. We just give our view and move on, that is why we are all here.
All posters seem genuinely interested in helping the OP

Yes you do keep posting .. again and again. The reason other long-term posters question you (ie about your 'clients') is that you clearly have an agenda. And you make continual gross generalisations, both where estate agents and solicitors are concerned.
What matters is what terms/conditions, hidden costs etc posters/consumers should watch out for. Not whether to sign up with local or national firms.
There are some awful local firms out ther, and some bl**dy good ones, so stop generalising like a tired scratchy record.
At least you no longer advertise yourself as an 'expert'.0 -

If you're going to QUOTE someone else, then mark what they said as a QUOTE, not in the same font as you're writing in - then we can easily tell which bit's you and which is the previous poster that you're quoting.0
