Since when did we just post and move on? And since when was that what we're all here for? Last time I checked this was quite a friendly place. Yonks ago we even used to have a bit of friendly banter. And what happened to my favourite smilies?

I think most of us are here for a little bit of dialogue rather than just sticking in our tuppence like it's gospel and rejecting any challenge.

OP, I hope you checked your contract before you paid up. The HIP I have no doubt would have been mentioned - worth checking that other fee was in the contract as well before you paid it.
Everything that is supposed to be in heaven is already here on earth.

"You must be an estate agent, yet another person who doesn't know how to SELL property. Its not all about price as I have stated previously, I have reduced my price on their request and yes other properties have sold within my area which have been more expensive but not as 'up together' as my property, maybe they were with Estate Agents which employed sales people and not puppets!!"

The OP said this in response to adg1.

I don't think anything an EA says or does, once a viewer/buyer has entered a property, can 'sell' it to them if they don't want it, unless some feature not apparent from the particulars can be pointed out.....

SOMETHING must be putting these viewers off once they actually see your home..... and I don't think it will be the agent's hairstyle/suit/car/halitosis, even if he/she is doing the viewings; which leads me to - who's been doing the viewings? You or the agent?

    What does 'up together' mean?

Lastly, do you have a link to your property? It takes a thick skin to post one here, but others have done so in the past..........
