Where am i going wrong???

Hello,

I am selling my house through an estate agent, i have purchased the HIPs out right and paid in full using the one recommended by EA. From the very first moment of putting the house on the market we informed the agent that we wanted to sell within 12 weeks due to my husbands work, as were relocating from Cumbria to Somerset. We have signed for 26 weeks with this EA and i am constantly on there case. I have had 1 viewing in this time, tried an open viewing last Saturday and no one turned up. Went to EA on Monday and said that if they wern't interested in selling my home that best we cut our ties now as i need to sell. They said that would not be necessary, so i asked them the question: Of the people you are marketing my property to how many are cash buyers and how many are completing sales and looking for new property. Answer: 10 cash buyers and 10 completing chain. So my contact at EA has said that she will contact those 20 and see if she can get a viewing or two for me. Well i have left it 24hours and have just rang and she says she needs more time to ring clients and its too late to reduce price this week as papers out tommorrow so its too late!!
So where do i go from here it has been on market 10 weeks now and i have reduced by 10k so far am willing to go another 10k if agent will let me.
Having read all post on here from other people i know a house is only worth what someone will pay for it.

So as my heading says' Where am i going wrong with the sale of my property.' Just want to sell and get my family back together under 1 roof.

We used this EA last time we sold and they were good (8yrs ago).

    Scary decor, badly made beds, scruffy external shots (extensive rear wildlife garden:rotfl: ), generally bad photos, Mt Everest for a drive.

    But mainly this is just the worst time to sell for 20 years so a low price is essential as you HAVE to move.

    Where are you looking in Somerset? (I'm from there).

    It is simple.

    Your house is too expensive given the timeframe you want.

    EAs have very few buyers and a very wonky market, so to sell you have to stand out from the crowd.

    What would you do if you were one of those sought after buyers? Go for a mega deal? I'm sure you would......that is what you need to be. The best and the cheapest. Cheap enough to give the buyers some confidence that they are not going to hit massive NE in this inevitable crash.

    To sell in todays market you are going to have to:
    1. Reduce the price significantly below that of comparable properties. Remember there is a ratio of 15 sellers to every 1 buyer and that trend looks to increase as buyers are further reduced and more property comes on the market.
    2. Dramatically improve the marketing, new pictures less clutter, less of outside which looks messy.
    You need the buzz factor and a good price to sell in harder times.

    If you are going to achieve that, then you either need to make sure you are seriously undercutting comparable properties in the area or you need to accept it will take plenty of time.     Pointless getting ratty with them, unless you have some reason to believe they are mucking you around. If your timescale was 12 weeks, then you should have signed for no more than 12 weeks. By accepting 26 you have sent a strong message that you understand that it may take that long

    Chill. If you put on too much pressure without any clear idea of what you want, the results will be as predictable as squeezing a tomato in your fist. It will be a mess, but the details of the mess will be a surprise. Probably your agent will feel tempted to bring on their relatives to view just to keep you quiet. Or something equally bizarre

    The get down on your bended knee and ask them to let you reduce the price. Actually, you tell them what to put it on for. They should advise you, but you don't have to listen. Equally, they may tell you that they won't take it on at that price

    And your challenge is to work out how much that someone will pay and how to get them to consider spending that much on yours.

    Rotten photos and now that summer is here, it looks like your property really isn't shifting. All of the photos apart from 3, 9, 13 and 15 look underexposed and un-inspiring. Get them redone and properly exposed, have no more than 6, so people have to get off their backsides to view rather than just looking at right move. Choose enough to tempt but no more. Brutal I know, but they are seriously rotten pics.

    Well some agents have not moved into the internet era, so on rightmove it does not look good. But it's easily fixed. If they are as competent as previously, then there is no point in blaming them for the market, but it is your call

    Firstly i am not including the furniture in the sale, secondly i have removed all ornaments and left a few pictures, we do still live hare and the children have they own bits left out, rest is packed. Third i was always told to view a property as white walls as decor can be changed to your own taste. I have reduced house by 25k so far and will reduce again.

    Don't get upset. I know it is hard to get through some of the posts as people here sometimes are very cruel. I actually like your house. It looks like there is a big garden, the rooms are looking good - ok, you need a lick of paint. It is not overlooked.

    I can imagine what you are going through. Our EA was horrable, the description as if of completely another house, had to re-write ourselves and we had to push tem to put in the newspaper - it was there twice, ones only a line with the price (we are due to complete next week, fingers crossed) .

    We got someone interested in the end, for a little bit more than we paid last year... It took 3 months, though.

    Unfortunately, it's not as easy as that. Lots of people cannot see past decor and you have to do everything you can to appeal to the masses if you want to sell at the best price, especially in todays market. It's just the way it is and you need to realise that if you want to sell.

    I don't think anyones comments were to harsh, just realistic advise. Take it as constructive critisism.

    No an expert in this. I also like your house - vary spacious.



    Some obsrvations on the pictures...





    Picture 1 – no cars in drive and preferably camera higher up
    Picture 2 – nothing on window shelf. Get rid of red and blue things in the corner
    Picture 3 – good but thing just coming into frame on the left – get rid.
    Picture 4 – get rid of chair and computer on left and fan in the middle.
    Picture 5 – Tide up the bed and remove ALL the clutter – lion, things in window sill etc.
    Picture 6 – ok.
    Picture 7 – get rid of green cloth thing on left and all stuff off counter top.
    Picture 8 – Nothing on window sill.
    Picture 9 – good picture
    Picture 10 – good picture
    Pictures of sheds and other outbuildings – unless you can improve then probably best not to show them.
