not always possible (because of door etc) but worth a look
Generally taking carpets is pointless, especially from a bathroom where they wll be trimmed round the fittings.

nonsense - of course you can fit carpet around a bath ! taking the mickey !! if you want to stay and like the place, why not replace the flooring yourself and deduct the cost from the rent
For a "professional landlord" managing your own portfolio and that of others you really do come out with some toot.
You know full well that you cannot go deducting anything from the rent - they are two separate issues.0 -
You don't say how long your renewed tenancy agreement is for?
Floor coverings provided by a LL should be free of defects and not some kind of festering health hazard, and if your LL belongs to any accreditation scheme locally he's also got to meet the scheme's standards on floor coverings etc.
Yes, they should replace it, especially if they mention doing so in the agreement, but as SquatNow says sometimes you have to balance the actual cost involved if you sort a solution yourself as opposed to the value you place on your time if you are to chase it up. Maybe suggest to the LL that you get the carpet/vinyl bought & fitted & deduct the cost from the rent? Go on about saving him the hassle but only do it this way if you have written agreement - don't just withhold rent. If the current flooring is really bad & this isn't a possibility then I'd take photos ( with date evidence) , and write to the LL saying that as they are reneging on their agreement, for hygiene reasons you are lifting his flooring and you would like him to store it until the end of your tenancy, & you will get your own carpet/vinyl and take it up when you leave unless he reimburses you. Keep a copy of the letter so he doesn't claim that he did replace it when it's time to return your deposit.
And if you are signed up for a Fixed Term he can't just ask you to leave because you wanted a new floor covering!

I can deal with the most basic of conditions so long as they are clean - spotlessly clean, and the thought of using someone elses carpet, with a crusty old map of Africa near the toilet.... Euuh.0 -

They are in breach of the contract...so technically you can sue forcing them either to fulfill the contract, or to pay you damages (maybe the cost of you doing the work yourself).
I would start with a strongly worded letter to that effect and try and negotiate. If you are serious, could always put in a small claim to try and force their hand.

:rotfl:Not really up for a full on debate on what exactly might be lurking within a bathroom carpet CM, but I'd agree with you that carpets in bathrooms are horrible: any LL who has them in place is IMO an idiot ( same as all those LLs who squeak at Tenants about their cream-coloured furnishings & saggy cushions that must be re-plumped).
My comment was merely intended to show that there are certain standards that do have to be met, and the LL had after all, agreed to replace it and is now looking to renege on that agreement.
In this tenant's place, I would simply do as I mentioned in my other post - tell him that I was taking the carpet up and putting my own flooring down, for which he could either pay up as agreed or I'd take it with me when I left (even if it went in the nearest available wheely bin/skip on my way out

The fact that Chardanna posted here on the issue perhaps suggests that s/he is bothered, and I can't see that a LL would initially say that he agreed to change it simply because, for example, the tenant didn't say like the colour scheme? Plus his/her statement:... & They agreed & wrote in to the new agreement that the bathroom flooring would be replaced in April 08.
further suggests ( to me, anyway ) that s/he had actually requested that the flooring was renewed & the LL had agreed?0
