    Wouldn't count on prices returning to rises in 5-6 years. Could do, could not do - could be another Japan. That said, your mortgage is so low and your position so secure, you should be fine whatever happens.

    Just my point of view, but that sounds like an awful lot of work to take on when you are about to have a baby! I'd think twice, myself.

    I think, though, than employing builders and living in a mess etc are all quite difficult in the last stages of pregnancy and with a newborn. Just my 2p's worth, other people might feel differently.

    I work in concentrated bursts, and while I'm doing that, ringing phone, bombs, people grabbing me by the scruff of the neck, etc, don't affect me. Then I take a break, and often pop on here!
