On financial institutions, the one my OH works for might be more generous, but it depends on factors such as interest rates. They offer a floating rate at the BOE rate (5% at present), no fees, no early repayment penalty (so long as still working for institution, obviously) and up to 95% LTV. I agree with the others that seeing a need for re-emulsioning as a big bargaining tool is probably not a good idea, and will lead EAs/buyers to not to take you seriously. Most people will re-decorate anyway.
AFAIAA, the best/most detailed flood risk maps are held by insurance companies, More Than & Norwich Union. They have a level of sophistication that allows a house by house assessment. This info is usually kept "in house" but members of the public can go via http://www.whatsmyfloodrisk.co.uk/ to get a report based on it. Maybe worth a look, & paying out for one of their reports if you are a serious potential buyer, but you should always discuss these issues with your solicitor and follow his/her guidance.
It was originally requested that specific info on a property's flood risk should be available via the marvellous (not) Home Information Packs but it was excluded
thanks for the links. will check it out. not sure whether to get the flood report from the link u gave or from homecheck. which one is better, any suggestions.
also i saw that on homecheck they offer many other checks. is this any different from the surveys done by solicitors. if i buy these reports on my own, do i still need to duplicate efforts after an offer is accepted (incase they agree to negotiate) with repeat surveys via solicitor. have decided on a solicitor. a colleague used one and said it was reasonably priced, efficient and approachable. so will use them even if expensive rather than go hire a total stranger.bubblesmoney :hello:0 -

25k off an asking price of 150k does NOT seem like a ridiculous drop to me. It's only 16%. The nationwide building society (can't get much more of a vested interest than that) are publicly predicting drops of at least 9% this year alone. God only knows what the reality will be.0 -
Why not just sit on your £90k for 6 months then buy the house outright without the need for a mortgage?Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0

If you ring the Environment Agency you can request a free property purchase letter if it is just for your private use (e.g. not commercial) It will tell you all the things you need to know about flood likelihood in that area. I work for the Environment Agency in Flood Risk Mapping & Data Management. Hi Bubblesmoney,
I will ask those up high to check its ok to include it in the newsletter. I don't want to get into trouble for not checking first! I just couldn't let you pay for something you shouldn't have to! If its for an insurance letter for your insurance company there is a charge but I'm not sure how much it is.
I'm all for publicising what the Environment Agency does cos not an awful lot of people realise.
