My mum had to sell her house to rent it back, she has just found out the house is now up for sale on rightmove but hasn't been advised of this she is gutted!

You need to check the terms of tenancy. It has been known for companies to sell the houses after 6-12 months.

The OFT has launched a market study into the sale and rent back sector.
Sale and rent back (also known as 'sale and lease back') arrangements involve individual homeowners selling their property at a discount in return for the option to remain in the house as a tenant. These arrangements may be taken up by consumers in financial difficulty facing possible repossession of their homes.John Fingleton, OFT Chief Executive, said:
'Sale and rent back schemes might be helpful for some consumers but there are a number of potential concerns including whether consumers in difficult circumstances are making well informed choices. We are therefore prioritising this work to take a good look at whether consumers are adequately informed and protected.'

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
