Is it possible to build a garage on a new build house

Hi,
I was just wondering if anyone knows if its possible to build a garage on a new build house?
They are still building on the site at the moment.
The house has a double parking space away from any other houses too.

Building a garage on a house doesn't seem a very good idea to me. How are you going to get the car in? Have Stannah diversified since Thora's time?0 -

You need to check the deeds to the house. There will often be a covenant with the builder preventing certain alterations while they are still building. Ask your solicitor to check the deeds over if you are not sure, or speak to the builder.I'm a retired employment solicitor. Why not ask them?
Or find a new build already built with a garage waiting to be sold.
They'll use is as an excuse to massively inflate charges. Extra PP, extra labour, extra materials all at this late stage will make it very expensive.0 -
You haven't said if it's a one off, a patch of 4-6 being done privately, or a large estate by a large building firm. I am assuming it's a large estate in my reply.Cheers they havent built the house yet so i might ask if they can build a garage and add it on the price
In that case "no".
You'd have to buy the house, then apply for planning permission to build the garage. Then get a builder to build it for you.
Of course, you can try it, but they'd have to do all of that lot for you - and it isn't their core business, so it's unlikely they would have the staff to be able to see this through for you.
Is there actually space to build one? They can't move the house over a bit to make the room or similar ideas because they applied for planning permission for what they are building. And that would require a costly delay as they reapply for planning permission.
So, I'd say, it's back to my original suggestion: buy/apply/build.
But you won't automatically get permission to build it. In fact, there might be builder's convenant prohibiting ANY further development on the houses (including conservatories even) for a certain period of time, say 5 years. These restrictions are common with new build estates as they don't want you mucking up the look of their estate while they're still trying to flog houses to people.
So we're still back to "no". But the ONLY way to get an answer is to ask them themselves.
Just buy a house that has a garage. Much easier. Oh - and check any garage you do buy is large enough for your car. My friend bought a new build house in 2000, drove her car in - no room to open her doors. She ended up converting it into a large utility room with her freezer and washing machine (no room in the kitchen for either of these either) and racked the rest out for storage for her paperwork for her business as a trainer and all the manuals she wrote and her student projects and papers. And that was a 4-bed detached house.
So you read all the way to here and it's still a "no".0 -

Like the others above say, you can't just add a garage without planning permission. There's no permitted development rights for a house while it's under construction either, so they won't apply. The best advice, like PasturesNew says, is to buy the house and then apply for permission to build a garage - it might be permitted development (once the house is completed), but as it's a new build you need to check there isn't a condition on the planning permission removing permitted development rights.0
