At least until next week. You've made you're offer - the next move is not yours. If you go back to the EA, you'll appear to be "too keen" and the seller will sniff "more money".

You need to negotiate - not appear to be desperate. Your attitude should be one of "take it or leave it", so walk away, mentally ..... and wait.

    Maybe that's you!
If anyone else had made an offer they would have played the two of you off against each other to get a higher price.

I would suggest you pick out a similar house with the EA and pretend to show an interest. I would hate to think they are playing psychological games with you to make you increase your offer in a falling market. This house is only going to fall more in price in my opinion so sit tight a little longer;)

maybe someone else came in that day and genuinely offered more than us - but you would have thought that the EA would phone and let us know. I'm hopping mad!

or maybe there was another offer also festering on the table and they came back to more than one person... to see who would go higher... but still doesn't explain why no one got in touch. Should I ring this morning to find out the score?

Its a definite trap, don't do it!
Out of common courtesy and to keep you on side the EA would call back and explain the situation. They won't want to upset you because they'll want you to buy a different place from them.

With all this messing around, when they next get in touch (which they will) that shows how desperate they are, tell them the offer has dropped and offer them 15% below asking price. Two can play games!

Feel like we've been totally messed around. The original person we were dealing with left and apparently didn't even convey our second offer to the vendor; the person who rang on Monday - who knows what games she is playing but I'm thinking that maybe there were other offers on the table - also low and she asked each one for their best offer and only went back to the person who 'won' the deal. It would have been common courtesy to convey to us that we had not. We have already had one purchase fall through with this EA - legal issues, so they know that we are keen to find something else. Anyone else, should I ring this morning and find out what the deal is? Whatever, it is not nice!

Maybe it HAS actually sold to someone else who offered more?

I know flats have had some bad press recently about not selling, but this generally only applies to mass produced city flats where the whole area is swamped with them.

I'd look for another property that you'd like to view with the same EA, then phone up and book a viewing. At the same time, mention "oh, by the way, you were going to get back to me on the offer I put on..." (don't make it sound desparate!) and see what they have to say.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

We don't even know what area you're in, so it's hard to make assumptions about what you should offer and how many other people would be interested.
