  • defintely location here (when it comes to over all value) conservatory's , garage conversions nor loft conversions realy dont effect prices in the cul de sac we live in. They are all a personnal touch. A kitchen and Bathroom as decoration of entire house is only valued to each and owns taste.

    We recently ummed and arred about doing our loft ( an extra 1 bedroom & bathroom, with large open plan playroom , currently in 4 bed ) were told it would cost £24k all in, but it wouldnt effect the value of our home. (it may do else where, but not here) seeing as our kids are only 2 & 4, we have gone on hold, we are not crying out for extra space and we have no intention of staying here. We have a plot with outline planning and plan to start building on that in next 3/4 years.

    As we are looking to move from a 3 bed terrace to a 2/3 bed bungalow, the sizes of the rooms is the second most important thing after location. Everything else can be changed easily and, if we get the house we're keen on, certainly will be changed.

    We'd even be swapping the room that is currently the lounge and making it a bedroom.
