Hi I was just wondering what people think adds most value to a house ?
I would say :
1. No of bedrooms
2.Garden
3.Nice Kitchen
4.Nice Bathroom
5.Garage
6.Double glazing
7.Conservatory

i think is depends more on the location of the house
and the condition ,kerb appeal,etc
because you can have a beautiful house with 10 garages and 50bedrooms
but if its next to the sewage farm it aint worth nuffink
the trick is to buy the bad house in a good street and do it up0 -

I agree that area is probably the most important thing then kerb appeal within the area. I live in an area where tiny 2 bed terraced houses with tiny gardens on no room for extension sell for more than 4 bed semis with huge gardens a couple of miles down the road.
From the original list I would say items 1 to 5 are dependent on the type of people you are trying to attract, i.e. families probably like more bedrooms and gardens, childless couples (pre and post children) probably are more interested in kitchens and bathrooms and post child plus batchelors probably a garage for their more expensive cars.
Double glazing and converatories are in my view much less of a plus point ( and only if the others are missing) since double glazing is easy to get installed if you want it (personally double glazing is a negative for me) the same with a conservatory.0 -
Yes I agree the location is very important, but what I meant is what could you do to increase the value of you house most. Obviously you can't move it .:D0

The question has too many imponderables and all depends what it's got as what to do to increase it's selling price 'the most'. Presumably you also want to make a profit from such expenditure.
You can start off from underpinning the foundation to stop any further settlement and making the property mortgageable and finish up by putting a fancy potted plant by the front door and cleaning the windows.
I give you for instance. A terraced property amongst a row of similar ones will have a maximum price dictated probably by what a similar semi-detached house sells for locally. If you put gold plated taps etc in the bathroom of the terraced one it still cannot compete with a similar semi.
Each property needs assessing on an individual basis to answer this question.

Yep, as mentioned, different for eberyone depending on what their situation is.
When i bought a house with my gf 3 years ago it was:
1. Location near to train station
2. Number of bedrooms
3. Garage
4. Double Glazing
5. Working central heating
6. Garden
7. Working Kitchen (Can always refit later on, but was new when we moved in.)
8. Working bathroom (Can always refit later on & did do last year)

When we bought this house the important things to us were:
1 Location....I wanted to stay in the area having lived just down the road for the previous 10 years, children settled in a good school etc.
2 Room for a home office, DH then worked from home now I do so it was important.
3 Enough bedrooms....we needed 3 but wanted 4 as family members live a distance away and we wanted to be able to accommodate them. Spare room also doubles as living space.
4 Ensuite bathroom or room for one, we built it ourselves.
5 Conservatory or room for one, we built that too.
6 Parking off street for 2 cars.
The house was in the right area in a clean and move in condition when we bought it with potential to do what we wanted to it. We have replaced bathroom, kitchen, moved staircase, added porch and conservatory etc over the years.
I wouldn't be put off by a hideous kitchen or bathroom as they can be changed, black or burgandy bathroom suite anyone?0 -

Agreed, if you are, then I think there is something lacking.
Burgandy, well ours was kind of Maroon/Aubergine colour - mmmm, nice!

Location is everything to us! I couldn't care less about coloured bathroom suites or cheap kitchen units - we bought this house because it was old, beautiful, structurally sound and in a great spot - and it is now our much-loved home. (We've yet to take a sledgehammer to our awful kitchen, but hey, we've got a sink, fridge/freezer, oven and washing machine, and until we can afford to renovate it, it does the job just fine!"I'm ready for my close-up Mr. DeMille...."0
