    Sorry lapat but you are wrong.If your drains are within 3mt of a proposed extension then you have to get express permission of the water authority to build in the form of a building over/building near to agreement.I have to draw plans of the proximity and depth of said drains in relation to the extension.The footings then have to be dug at least as deep,if not deeper,than the invert of the drains so any subsidence goes underneath the drains.The agreement allows the water board certain rights to enter my property and they can even demolish my extension if they see fit.This agreement goes on the property in perpetuity.I know all this because i had to do it on my last house.All this costs me in the region of £300.

    You are right about one thing though.Water board plans are not always correct.

    There is a thing called a “radio sonde” (I think!). It attaches to a drain rod instead of the screw/plunger, poke it down the drain and you can track it from the surface with a radio receiver thing

    yes its called a statutory easement and its used as a guideline not a whipping stick.

  • Aint used as a guideline where i live.It is written in stone and if you don't do as they say then you aint building.

    How much are the plans from the town hall? and assuming that theres been no changes how accurate are they? I believe theres a pipe under my tarmac and i'd like to add a foul drain for the washing machine just want to make sure before i get the diggers in.
