Just noticed next doors house has gone on RM stating the house was on at 230k and is now sstc!!
Is this really cheeky as I know that next door got their 180k offer before fully marketing but they had said they would market at 200k!!!
It looks like the EA has put it on RM after the offer has been agreed to make it look like they have sold nearer the 230k mark??
Could this be good news for us....at least until the true sold price data appears on the net?0 -
They are a true 4 bed detached whereas we are an extended 3 bed...they started at 250k, had no viewings, dropped to 239k, had no viewings, went to a housebuyer who dropped the price on them every week until it got stupidly low than they pulled out......switched EA (all of this in less than 9 weeks) who introduced these buyers who are proceedable (have just sold). My neighbour admits she was silly but she told them she could sell at 180k (they have committed to a property abroad and are retiring out there having paid quite a bit already to their new build....they are desperate to sell!) as they are almost mortgage free due to their age. This couple offered 180k (obviously!).
Ours is a slightly smaller style house and quite different to theirs (ie we have conservatory and they have converted their garage. We started at 235k 7 weeks ago and had 1 viewing, 2 weeks ago we dropped to 225 and this was our 2nd viewing. I don't really care what the EA tells me as I know the situation. I am just a bit narked that they have not been in touch..... especially when viewings are so thin on the ground....I feel its poor service but I might be overreacting?
Hello Eon4,
You say yours is slightly smaller. Do you know that for a fact? 5% or 10% smaller. have you actually done the math. Work out the square meters of living space in both houses. You might have a pleasant surprise. Not all 4 bed houses are bigger than 3 beds.
Let us know. Good LuckThere will be no Brexit dividend for Britain.0 -
We accepted an offer on our house today.....hooray!!!
The couple who came yesterday offered today and we negtiated 2.5k more and then accepted it! I am over the moon!!
I know it is early days but they are selling to a Dr in rented who has already had the survey through and all is well.....we are no further chain and our EA has confirmed our buyers mortgage status....they are hoping for end of July completion......
Keep everything crossed and thanks for all your help.....you were all so right when you said dropping the price is the key!!!0 -
Well .. don't keep us in suspense .. what price did it go for?? (just call me pinocchio)tribuo veneratio ut alius quod they mos veneratio vos0

197,500 from a 209950 asking price (235k originally but i felt that was ott!).
We paid 200k in Dec 05 and have spent about 8K on improvements....bit of a loss but I think we have got out relatively unscathed and we'd rather take the hit now than be stuck with it for months/years!! Our mortgage is less than 60% of the offer we accepted so we can recover any loss with savings before we re-buy hopefully x0 -
Well done. It's a lovely feeling isn't it, just the stress of the sales process to endure now0

Well done!
If they have a third visit, I would drop intot he conversation that next door was in a right state and sold to a developer and you expect it to be back on the market at 225k in 6 months time!I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
