Whats more hilarious is that...
Now the new 'benchmark' has been set... as time goes on and the house price crash accelerates buyers will be more cheeky with the offering price of your house... offering down to 140-150k in my opinion :P.
This is all good stuff for myself as a FTB... this is exactly what I am planning to do in 1-2 years time... after everyone has 'got used to' houses being worth less. Im using property bee to track houses prices being dropped... then i will undercut that offer by a good 20k or so :P.
That's not nessecarily the case. It depends who's buying. If it were me i would be doing my homework, but there are plenty of others who won't - so you may get lucky.0 -
But if the majority of houses like next door in this area go for 200K plus, even now (and I have no idea how to reasearch that btw!) then whilst I wouldn't blame a buyer for trying it...... there is no reason to think that the others would accept such a low offer is there, it must go on average house sales in an area???0

Reducing prices is not a bad thing for house buyers..only investors......
Your 'upgrade' will have reduced as well. If not, negotiate a reduction.

Thanks Tassotti. We actually are not looking to buy straight away which makes this all a bit different for us, we are lucky enough to have the option of somewhere rent free to live for an indefinite amount of time if we manage to sell so we can see what happens to prices over the coming months and not rush into buying another property.
We have sold houses before in very easy selling times but we are a bit lost as to how to maximise our chances whilst things are like this....it seems the only way to get people through the door is to drastically reduce your price but then people are advising 20/30% offers which would make the whole thing infeasible for us????
(And don't anyone else leap out and yell abuse at me for not understanding the whole HPC thing because I am trying to get my head around it!! :rolleyes: )0 -

Yeah, that won't worry the potential buyers of next door at all!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
I am waiting for an update from them today because they very naughtily (imo) accepted another viewing yesterday from someone who has been told they will only accept 200k and he needed to make a decision that day. Is that gazumping if they drop the first buyer??0

Yes and it's complete stupidity.
Even if the new viewer doesn't come in with a higher offer there is every chance that the original £180000 buyers will find out.
This isn't a market for trying to play one buyer off against another.
The only positive result might be for you, if the buyers decide that they can no longer trust your neighbour, though they will no doubt be looking for a substantial discount from you as well as they will have that £180000 figure at the back of their minds.0 -
yeah....I have asked them to chuck any spare buyers over the fence to us so here's hoping, don't think I could treat people like that....this game is stressful enough as it is!!
