Advice needed on house sale - open house / auctions ?

Good morning boarders

anyone tried either an open house or auction so that they can move on with thier lives ? what were the results ?

also constructive advice needed on Rightmove presentation - thankyou

    I live near there - not the nicest area in the city (I know, I live here...)

    yey - had loads of interest - sold 5 times actually,then buyers pulled out - the last ones reason was because there were Polish people living next door ! - is that what you meant by the area ?

    nope, you're sandwiched in between mile cross and catton grove, and if I was looking for a new ish build house I wouldn't want to be the house with the percieved goods worth nicking between those two estates. I have no problems with Poles, as a second generation immigrant myself it would be a little hypocritical of me!

    I understand that offers in excess of puts people off, otherwise it's a nice place, same as any new town house really, if that's what they were after there's nothing glaringly wrong with it.

    Must be very frustrating trying to sell currently, and 5 falling through is really bad luck.

    Yes - I see what your saying ,but then surely any city has its patches ,you could say that Bowthorpe ,Hellsdon and even Lakenham were such patches but there mut be areas inbetween any given patches ,this would suggest that they were problematic as well

    I don't know the area at all, but the listing looks great - photos are much better than most EAs as well.

    In some areas where there hasn't historically been a lot of immigrants,compared to other areas there can be some very narrow-minded views from local? people.You will not change that.But someone pulling out because of "Poles" next door doesn't sound like a genuinely interested buyer.
    How far had you got with the 5 sales?
    Have you got a large Supermarket very near to you?Could that be off putting?
    Does there need to be more reference to the suburban/city location to be more realistic?

    thanks - to both of you - yes I couldnt find to much to complain about the pictures either ( all 17 of them ! ) no viewings lined up though - I realise the market is tougher than its ever been - thats why I was asking about the open house approach or even auctioning and wondered if any other boarder had been down thewse routes and to what end ?

    for worse patches you're looking at the larkman/west earlham/ marlpit or mousehold areas, the larkman bits kind of run in to each other so they have no middle bits, Lakenham is largely beyond the ring road, only robin hood road and those bits run in to south city and they don't really have anywhere to go other than city centre.

    I'm just saying why I wouldn't buy where you live (well I did sort of but that was 4 years ago and half your asking price) and that could be why people are being put off. Also, looking at house on your street nothing's sold at over your asking price since November 07 and things have changed a fair bit in the market since then.

    Tops seem to auction loads in Norwich, perhaps check out their website or call them to check out how it works?

    there is a Llilds supermarket and carpark at the entrance to the close - do you think that is off putting ? as a sort of cheaper end shop ?

    How do the prices compare with newish houses in Bowthorpe?Is that a comparable area?
