When being a cash buyer isn't all it's cracked up to be....

  • I'm not that bothered about the house.

It would have been alright at £310000, but it isn't worth any more to us. We don't want to make 'a more sensible offer'. Judging by others for sale £310000 is about right.

I don't actually care whether they reduce the price a bit more or not. We would have paid £310000, but won't pay any more than that. We haven't asked the agent to get them to reduce any more. They didn't accept the offer, so that's that.

I only posted it because I thought it was an interesting take on a seller's view of a cash offer.

Your offer is too high anyway fella. I suggest you wait it out you will be able to pay around £250k for that same property if it was for sale in 2-3 years time. bide your time

I don't get all this haggling business. If merlin is prepared to pay no more than 310k, then that's his final offer. Why bother offering more or less than the actual price you're willing to pay? The seller can take it or leave it. If he leaves it then it's no skin off merlin's nose because he obviously didn't like the house enough to pay more for it.

probably because as a buyer you are inclined to put a v low offer in so that they can haggle you upwards. on £200k, I'd offer £150k with the intention of paying £175k, the seller was probably hoping merlin would come back with a half way house. However in merlins case, £310k is all they could afford end of story, no negotiation, thats the offer on the table...so I can see merlins point, and the seller shouldn't say a word about the extra being made up as a mortgage, they just should simply refuse the offer!!

I think, OP, that you are missing the point.

It's fair enough to make a cheeky offer way below the asking price.

But if the seller comes down £10k, it's your turn to make a more sensible offer, not to tell them to reduce their price further.

seems quite a sensible offer to me.
perhaps in another 8 months they may bite happypigs hand off at that price

If the OP wants to simply refuse to pay more, that's their prerogative. But the seller hasn't reduced their price in 8 months, so they probably aren't willing to take a silly offer.

    as I already said.

In a crashing market today's silly offer is tommorrow's sensible offer. That is to say, a smart seller would be willing to go a lot lower depending on how many views their property is getting.
