Thanks for the information, this is a really comprehensive guide with a lot here! I think that the main things tenants need to remember is to pay the rent on time, keep your neighbours happy, keep on top of your bills and keep things tidy0

4: The tidyness of the property is irrelevant

I would expect them to accept a bankers draft or bank transfer nowadays? Make sure you get a receipt of you pay cash.0

When tenants ask how long they can stay after initial 6 month fixed term I explain they can stay as long as they are happy & I am happy: And that my happiness depends on at least....
- Rent paid in full on-time...
- Neighbours happy (granted there is the odd vindictive complaint..)
- Place looked after

I always think taking neighbour complaints with a pinch of salt is wise. (which to be fair you've said yourself in different words)0 -
Hi all
We are currently selling our property and looking to rent for a while. We have found a property to rent and as we have two 19 year old sons both working they have said they need to be referenced too. Can you advise is their wages taken into account in the final figure which dictates if we earn enough or is is just mine and my husbands, I presume if they are being referenced they will have to be included on the tenancy as they are both 19 and working?
Any advice appreciated.0 -
