You should get another deposit guarantee from your council provided that you still meet the requirements - homelessness or threatened with being homeless, unemployed or low income plus eligibility for state funds, ie income support/housing benefit etc, no other means of raising a deposit and no history of arrears or damage to property.
You say that your Tenancy is fixed through until December - 6/7 months away. Between now and then are there any savings that you could make on a regular basis within your current budget (plenty of help with that one on other MSE boards) towards rental payment in advance on a new property? Is there anything that you own, but no longer need, that you could sell through the free ads?
You mention that you have PND - do you have support from your GP/ health visitor/ a local group? If you’re not feeling well then it may be hard for you to see a way forward. Take things in small steps: make sure you contact the Private Sector Team at the council’s housing dept for their help and advice. Check that you are claiming all benefits to which you are entitled, especially if you do split up from your partner. As and when your PND improves (and it will) you could maybe look at upping your own working hours. There are some positives in that you sound as though you have been a good tenant and the LL has said they will try to help - a reference from him/her, and appropriate support from housing aid should help you secure a new home.0 -

Unfortunately getting another house with the deposit guarantee that the council offer is almost zero as we were VERY lucky to get this house. All the LA's wouldnt touch us with it as that placed with bad credit is a big no no with the LA's. Private rentals (like this one) are very hard to come by with a average of 70 people expressing interest in each property. Regarding saving, if I could save in excess of £2000 (which is what it would cost excluding moving costs) then I wouldnt have this worry now.
I feel so cross, as have always worked and not really asked for a lot in life but hey ho!!
The LL will want the house sold way before December due to the probs they have. I dont feel I should post their probs as isnt my place to. They have said they will do all they can to help us but it feels like my kids have currently have a future with no hope.Wins This Year - 2/1 Dog coat.

As Silvercar has already said, if your tenancy runs through until December on a Fixed Term they have to sell the property subject to your tenancy remaining in place. They can ask if you would consider going before but you have a legal right to stay put until the contract expiry date. The current LL could of course offer to compensate you if you agreed to move early - this would mean they could get a better price than with you in the property and it would help you by providing the means towards the rent up front on another property. Maybe you need to ask the LL about this as a solution - for them the cost of compensating you would probably be balanced out by getting a higher price for a property with vacant possession.0 -

I have looked into this more for you, and under the homekessness act 2002 the following applies:
Under s12 of the Homelessness Act 2002, housing authorities are required to refer homeless persons with dependent children who are ineligible for homelessness assistance or are intentionally homeless to social services as long as the person consents. If homelessness persists, any child in the family could be in need. In such cases, if social services decide the child’s needs would be best met by helping the family to obtain accommodation, they can ask the housing authority for reasonable assistance in this and the housing authority must respond.
The council must find you and your family somewhere to stay, by law, as the new homelessness act came into force in 2002 making them to house people who had no where to stay.
I would strongly advise you to go along to your local CAB office this week and explain the matter to them, they can sometimes contact the council on your behalf.
If you really dont want to go to the council at this moment in time, get your local paper, look on the internet, for privately rented housing, Im sure you will find something and if you explain your problems to the new landlord that they will try and help you out.

I have also found out on your behalf that if you contact Shelter, they will contact the council on your behalf and make a application under the homelessness act 2002 on your behalf and will make the arragements at there end for you to be housed.

The call is free to them and they help anyone with housing needs.
As before, it might be worth your while getting a local paper and looking through the private lets.

Thanks, I will be calling Shelter and taking advice from every possible place.
I hate Social Services as ran away to them when I was a child as was being abused and they just sent me home, even though I told them. I have also read somewhere that SS will only help the children and not me, so my babies would be taken into Care and there is no way I would ever let that happen.
Also am gonna have to visit the doc about my pnd, as have just returned to work after maternity leave and wasnt coping at all well with it and now this....................Wins This Year - 2/1 Dog coat.

Im sure Shelter will be able to help you.
Have you got anyone that could help you out, like with the deposit?!
Makesure that you write down who and when you speak to the council, Shelter etc so you know where you are upto.

I would suggest posting on the debt-free wannabe board, not because you have debt issues but because there are people on there who have been through exactly the problems you face and will be able to advise you.

Thanks, I have already posted on there as had seen MOT's thread and the support she had. I only posted here as thought the board was for House Buying, Renting & Selling Advice. Which is what I am seeking, I apologise for seeming needy and having views and reading information (whether right or wrong) but I have said what I knew and from the experience and knowledge I have gained.
Sorry if this sounds rude but not once in my life have I been in this situation and all I have been asking for is some support and advice as I thought that was what this board was for.Wins This Year - 2/1 Dog coat.
