Central London anyone having a hard time selling?

    You are just up the road from me - I'm in Sydenham, just two mins from the station which is getting the much hyped East London Tube extension for 2010.

    We've done all the same work, new bathroom, new hall carperts, all redecorated to a very high standard. We got an asking price offer, but our buyers buyer pulled out, and it's the second time their place in Islington has fallen through. We put all the work on credit we could ill afford, thinking that we'd sell.....but like you say - it had to be done, or we would have been knocked down on the price, and as we did most of the work ourselves that money was mainly materials. I've been living in a show home for two months and I'm terrified one of the kids or the dogs ruins the carpet!

    We did risk a run to look at property based on the strength of that offer, but probably just as well we didn't find our 'dream home' All I can cling to is that the prices and property market in Wales where we are looking is just as slow, and £40K price drops are becoming more common. This week somewhere that looks just perfect came on the market, right place, right price and I am so frustrated there is nothing I can do to speed the sale here up.

    THe estate agents are answering the phone on the first ring, and they say the market is totally D E A D

    I wouldn't mind, be as we are downsizing we were hoping to get RID of the Mortgage, a lack of mortgages seems to have ground the market to a halt, Think we should start Downsizers anonomous, and all sell down to each other LOL.

    im doing the same, move to Broadstairs. i put all my redecoration on credit too. the prices are much cheaper down there and even though i will keep my current mortgage (10 year fixed rate so huge redemption penalties), i can afford to buy a second flat mortgage free and keep it and rent it out. im sick of london, driving around london, the noise, the people and my work is harder in london than it will be down there (i hope!!!)

  • The mortgage was £340 ....so 2% of that ...thought is was £17000 ? must have got my calculations wrong !!!! sorry

    jenner, I used to live in Penge, frequented the leisure centre and used to run home (those were the days!), was addicted to Ernest Berger and his flowers and a little boutique shoe on the brow the hill near him, opposite Superdrug I think! I used to love La Rascasse and have a lovely photo of me and my friends there just when I was leaving London. I hope they are all still there! I also embarassed myself when I went to Pizza Express for the first time ever and sent half my pizza shooting across the restaurant in front of my new boyfriend! It's a lovely place so I hope you sell soon.

    We had a place in Anerley which we bought in 2006 and sold quickly for £180,000 which was bottom of the market at the time so £235,00 doesn't sound too bad for Beckenham which is infinitely nicer :o

    EDIT: We even had the joy of being invited to Kate Lawler's BB celebratory party at the Hogshead (I think it was). What a night that was! :rotfl:

    thanks doozergirl, i have spent months studying rightmove and the flat downstairs from me went for 225 (after being on for 235) last month, however, it needed a lot of work and the estate agent said that because the tenant in there was a heavy smoker (and believe me she was) a lot of people wouldnt even come to view it. the fact that mine is decorated and is the top floor rather than a middle flat is thought to be worth more, so hopefully. im just worried about first time buyers (who i suppose buy flats) getting a mortgage for it, my mortgage is only 70k but someone buying this will need to borrow at least 200k,,, i dont know where people get the money from??

    i grew up in penge, birkbeck road. out of all the restaurants in beckenham, the only one i havent been to is la racasse!! i suppose i should go before i move!

    well if you want too sell lower your price at the price the market will pay.
