Sq ft query

I'm looking at a potential house purchase that the EA claims is 1118 sq ft as a unique selling point but this confused me a little as it sets some expectation of "large". Can anyone confirm that housing sq ft is for heated living space (i.e. finished) only and doesn't include garage space, unheated conservatory, etc or have I got this wrong? If I put in an offer, I would like to barter on the EA's claim as it seems to have influenced the price upwards. Many thanks.

    The house we're renting is listed as being 788sq ft, this is without the conservatory and the utility room/entrance hall I think - with these its around 980sq ft. Its a 3 bed detached. The 788sq ft is listing as the 'Net Internal Living Space'. If the house you're looking at is 1118sq ft without garage & conservatory it sounds like a pretty big house. I'm sure they'd tell you if you rang up and asked - or if its online, are all the measurements on there? You can probably work out from that what they've included.

    Different agents use different techniques. Some include garaging, some only include a calculation of the internal walls, some measure the outside walls. The square footage on our last house didn't include the cellar or garage. I think it's fair to only include habitable space but many agents throw it all in. I should think that a conservatory would be included in any calculation.

    Normally, if they know the square footage there will be a floor plan that will show what is included - ie. mine didn't show the garage or cellar.

    1118 square feet would be a pretty reasonable sized three bed. Roughly, you're looking at a two storey house which is 30ft by 20ft along the outside walls. Square footage is a superb way to compare values but hardly anyone uses it until you get above 2000 square foot.

    They use in on Austrian websites as well and I've always been confused about it.

    So when I go back and have a look, 1,118 is a reasonable number for a 3 bed house, is that right (I'll just have to make sure there's no cellar in the one I choose! :eek: )

    Yes, I think so. Our flat is a 3 bed, with a small kitchen, 2 tiny bathrooms, and a huge living room, and is 950 sq. feet.

    From a new builders perspective:
    2 bed semi/terrace 700 fs.
    3 bed semi/terrace 800 fs
    Small 4 bed detached at lowest end 850 fs
    Medium 4 bed detached 1100 fs
    Larger 4 bed detached 1500 fs
    Estate really bigger end rarely over 1700 fs

    In the trade builders talk in terms of rooms (inc conservatory) but exc garages
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Rollocks. Just went back on Rightmove armed with your figures. But all the measurements for Austrian properties are in metres, not feet. Do you know the difference perchance?
