Nitmegman, i now have purchased copy of JCT. It says the contract is appropriate 'where an architect/contract administrator is to administer the conditions'.
We have neither so don't see how this an be suitable for us, grateful for any advice/comments please.
I have also looked at the FMB contract and cannot see any parts that are unfair or unreasonable or bias towards the contractor. If anyone else can or has previous experience of this i would be very grateful if they would let me know.

Which JCT contract did you buy? You can be the contract admin....can you see how easy it is to use simply slot in your scope and price and ensure you add in any special conditions relatrive to your house such as bring your own portaloo now working at weekends or after six pm etc etc:beer:0 -

As for your question you can get your Architect to be the contract administrator, as he will monitor progress and quality on site. Have a detailed programme of when you want your project finished, and as previously mentioned pay them on a milestone basis so for every part of work they complete they would put in a application for payment requesting that sum of money for work completed. What normerly happens is when you agree a figure with the builder you will hold back 5% retention to cover any snags at the end of the job and only release this once you are happy with the end product.
