calling all landlords - how r u finding the rental market

    I have a 1 bedroom flat in Buckinghamshire that has been rented by the same couple since I made it available in July last year, they have just signed a new tenacy taking them to November :D and paid upfront too :D:D

    My LA advised a 6% rent increase, my tenants and I negotiated and agreed a 4% increase so we were both happy.

    I'm hopeful that when they come to move out (Nov, perhaps sooner, perhaps later :confused: ) that I can get it rented again fairly quickly.

    The flat was rented even before the photographer had been around to take photos :rolleyes: ... would be nice if it happend again.

    I know it is very very early days yet, but has anyone had experience yet of the tenant receiving the LHA direct and then not paying the landlord? Ever since the idea of LHA was mooted I have thought that this would lead to severe problems, and I just wonder if it has started already?

    without meaning to sound rude, would you not be better of posting this on a landlord forum e.g. landlordzone or singing pig etc. This website, including the property forum, is really here for consumers, and in particular moneysaving consumers. I don't really see how your post fits in with that ethos? You'd probably find more people to share your experiences with on a dedicated landlord website.

    I think it's a great thread - gives us all some insight into the curent state of the property market. Are the HPCers trying to stifle discussion by any chance?;)

    If the OP genuinely wants to share their experiences with landlords of finding tenants then it is a fair question to ask why post on a moneysavingwebsite and not on a landlord forum? Their OP specifically asks for landlords to answer and indicate they are not interested in any other types of peoples opinions so I offered some helpful advice to the OP as to where they could find a bigger group of landlords, nowt wrong with that?

    I have nothing against the landlords on here as most are pretty decent and offer good advice to both amateur landlords + tenants alike. However, It is pretty clear the OP is a professional landlord and runs a property business. It's fairly apparent that this is a consumer website! You don't get loan businesses turning up on the debt-free forum asking for other loan businesses to give their opinion on how easy it is to find customers so why is this board so different???

    No need to stifle debate on the rental market, I'd be interested to know what's happening in different parts of the country with regard to rent increases and affordability. landlord and tenants should share this information. In some places rents are increasing but in others they are stagnating + even falling so it's useful advice to know as if you have some flexibility in where you need to live you can save some money and avoid the pricier places that don't offer as much value for money!

    to be honest on a personal level as someone priced out of owning a home, and visiting this website in order to learn how to save cash so I can eventually afford one it is a bit galling to read through threads of landlords gloating + backslapping each other on how easy it is to rent out their property and what rent increases they have pushed through! But that's just my opinion and I can always choose not to visit this website anymore.

    You sound a little bitter about not owning your own home (which is not the 'right' that some seem to think it is) but that's no reason to stop landlords, tenants and envious wannabees alike from discussing anything and everything to do with housing. There will always be winners and losers in life - unfortunately you seem to be the latter at the moment - no point whining about it. Sure, i'd like to own my own home, but I accept that's probably not going to happen for some years yet (if ever) but i'm not going to get all bitter and twisted about it. Just get on with your life and stop worrying about what you don't have - focus on the positives :)

    I have to admit that in a way, I find I agree somewhat with moneysavinmonkey.

    This forum seems to be fairly inappropriate to have this kind of discussion, mainly because it is here primarily for advice for all users about moneysaving in the house selling/buying/rental market.

    Asking specifically for info about rental levels from one specific group of users can surely be taken the wrong way here? I too can't see why the question wouldn't be both more appropriate and generate far more answers on a forum aimed at landlords.

    This is a board about renting property -LLs AND tenants.
    It's also a board about housing - buyers AND sellers.

    I'm not aware that anyone is excluded.

    If you don't like the thread, don't read it. Why do you have to spoil it for everyone else? I for one am interested in what is going on on the rental market and no I'm not a LL, I'm just interested in the general state of the economy. So annoying:mad:
