Bloor Homes

I have finally sold my house, and am looking for a new one. I have seen a Bloor homes house, the showhouse which is available. They have said it was £210,000, comes with fixtures but not furniture. When i said to the lady in the shop how much could we get off, she said they would probably give us 5% off, which would drop it to just under 200,000, What do you think they will really go down to, bearing in mind the market state at the moment. Realistically i could go to 190,000 probably. Also has anyone ever bought one of these showhouses from this builder and managed to do a deal where you keep the furniture etc.... :confused:

    for show homes the developers usually hire the furniture in from home stager companies, so you wont find many that give the furniture away

    Penny is right, they hire furniture usually and they would be able to tell you where you could obtain the furniture, as they may have a deal going on with a local supplier.

    Personally and I am a cheeky buyer, I'd make a low offer and then the only way is up, add ing things like 'Well I'd like the carpets changed as this has been a show house' or 'could the builders redecorate as the walls are dirty, marked etc etc'

    If they say no, you have much more of a bargaining tool, say it will cost you £X to bring it back up to your standard!

    Also, could you offer a 28 day exchange on the new house, builders like this and if you are able to do it, they might be willing to crop the price for you. Only suggest this though if you and your solicitor and purchaser can realistically do this though.

    Hi,

    We have had some very recent experience with Bloor Homes so I will put in my two penneth worth!

    Firstly if they are selling off the showhome they are nearing the end of completion on that site I presume so they will want to get rid of it.
    We looked at one local site and they wanted rid of the showhome. When we spoke they were already willing to knock 13% off. We didn't even offer because we were not sure about the house itself but I am sure we could have knocked them down by 15% at least.

    Secondly we recently negotiated 25% off a bloor newbuild already fitted with carpets and back garden turfed if we exchanged by the end of June.

    I think your main bargaining power is if you are able to do the completion before end of June because that is when their financial end of year is and believe me builders need the business.

    Personally I would go in low and work your way up. Don't seem desperate but keep in touch with them - say your really keen but not sure about the market etc. etc. and tell them you had to take a hit on your house to get a sale so you can't afford anymore than x pounds. Build up a good rapport with them and get them to like you - they will work on your behalf when speaking to their sales directors. The sales staff in their office are able to knock 5% off at their level but the further up the chain you go the more they will knock off for you as long as they know how keen you are and that you are very proceedable. Be confident and strong but not rude. Of course they will try and get a sale at just 5% off and in a good market they would have done that easy - there are always gullible people out there will to pay close to the asking price but this market is very different. There are not many buyers out there that are proceedable and Bloor homes are getting very choosy about doing Part/ex at the moment too.

    I would knock them with 20% off (go for more if you can be confident with it and not feel embarrassed). You may well be surprised. You will get the usual sales blurb about how they have other interested parties but don't be fooled.....

    They said they would let me have furniture included for £199,500 or without for £195,000. I am thinking of saying 192,000 with furniture.

    Can I ask what site you have been to?

    I'm looking at the abram site near wigan, they are half way through and have found a house I love but with the market the way it is am leaving it for a while before I make a decision.

    Just wanted to know for comparison really with the discounts

    I looked at a 4 bed and didn't like the layout so they told us to take a look at another 4 bed slightly bigger and they could do us a deal - they said they wouldn't send us to look at the bigger one if they didn't think they could make us a good offer!

    The one we like has 2 up for sale that are over 6 months old - one for £19495o and the other £232950. I don't know how they think they can sell when there is another phase left. I'd check to see if there are any like this on your site as we'll prob quote this when we go back and see them. Theres no way i'm paying £200K when one has been valued at £195k!!!

    also go on property snake and see if they've dropped any of the prices on there as thats also a good indication.

    you can only put in the first part of the postcode so you'll need to know the names of roads in order to find any. It only shows those that have dropped in price

    You're buying a new build.

    I think I speak for everyone on here when I say:

    DON'T DO IT!

    New builds mean instant negative equity.

    Just wait out the crash and pick up the same house for 1/2 the price in a few years time. There no rush. There is no shortage of houses. We arn't about to run out. There are 1-2 million empty properties.

    WAIT AND SEE.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    I could spend the same amout of money and get a smaller house that needs loads doing to it - why would I? I could still end up with negative equity with an old house!
