You're right, people do deal with situations differently. Very badly in this case IMO.
Hopefully you'll learn from your mistakes and won't be so combative or petulant in future.
Has this post slipped through a timewarp from 18 months in the past when the market was zooming upwards and desperate buyers were competing for all sorts of shoddy property?
If the buyer isn't happy with the condition of the house and a surveyor's report has highlighted hundreds of pounds of necessary electrical repairs then they have every right to expect them to be put right by a professional (at owners cost) or a reduction in price to reflect the cost of the repairs.
This is the time for vendors to be accommodating to issues like this and a smart EA would be telling the vendors this, not trying to push the buyer into accepting things as they are.
It does sound as if the vendors are in a bit of financial trouble but frankly, that's nothing for the buyer to be concerned with. A really 'savvy' buyer might even prey on those unfortunate circumstances but in this case all they are doing is asking for serious electrical problems to be put right.--

Perhaps a bit of balance is needed ....anyway installation classed as "unsatisfactory" and "poor" with a list of 10 jobs that need doing (2 urgently) with quote of £700 + VAT.
There are only 2 urgent jobs and we don't know what they are.
It seems that the quote for £700 is for the 10 jobs, not the two urgent ones (but who knows)
The buyer wants the seller to pay for all 10 jobs to be done, not just the two urgent ones.
The seller has offered to meet half-way - perhaps £350 will cover the two jobs that need doing?
All this talk about a buyer's market/seller's market is irrelevant. At the end of the day, both the buyer and seller need to be able to negotiate and compromise.
As the deal hasn't even got to contract stage, I would have taken the seller's stance - especially if I don't need to sell now. I wouldn't have wanted any more of this kind of flak from my buyer - I'd rather have my teeth pulled out without anaesthetic, than subject my self to that kind of bullying and intimidation :rotfl:Warning ..... I would be very surprised if it was the EA digging in their heals. They will only get a small % of the disputed amount. The vendors would of given out specific instructions to retain as much of the amount as possible as they clearly need the money.
Just because work has been flagged up in a survey doesn't mean that this comes off the asking price. A house on the market isn't sold as being perfect in every way.
You need to negotiate. If you're able to meet half way then this is the best solution for all sides.
The EA, although with their loyalties to the vendor will be desperate to sell.Steve0 -

The buyer wants to buy and the seller wants to sell. Negotiation will get them to a place where both parties are satisfied so a deal can be done.poppysarah wrote: »Er, what?

You call that a "balanced view"?RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

I think for the sake of 0.28% off the asking price.. if the house was for you you wouldn't have quiblled over 250 quid... its really... nothng in the big picture... now you've wasted probablu similar amounts in surveys etc.
