When I moved into my first house (and I fully admit that I was blessed with the deposit from ex oh Grandad) my ex oh's uncle, an electrician had a look at some lights in the front room, my oh and i were in another room and just heard "what the %$£@ ... its a $%^&£@% death trap" Not what you want to hear...
So the house ended up being re-wired and when winter came, new central heating system installed... the works. A previous owner had obviously enjoyed a bit of DIY so the electrics and central heating were all his own work.
Anyway, house sold in december last year and moved in with new oh (yeah its another story) new oh drives me crazy but I have options....
You do have to be careful when it comes to those last minute negotiations because everyone is usually at the point of straw on camel's back scenario... but I feel that the position I'm in now I know exactly what I would be looking for and with the current climate (don't care what anyone else says) I think I'll get what I want for the price I want (within reason).
Having said that EA in OP does sound like an @r$e when I had a problem and realised that I was being backed into a corner I told my EA that I wasn't happy and that if necessary the property would be back on the market he said "no problem I'm working for you and I'll go along with your wishes" or similar. So my advice to first time buyer is don't worry about it, I feel you are in the best position, yeah ok you'll pay some fees but then you might go to a viewing next week find something amazing for 10,000 less....

They will be begging you to buy in the next few weeks and then offer £10k less as that has a little built in safety margin for when prices fall of the cliff...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

I think that the comments in question fall within the limits of fair comment. This site seems to be averse to making clear cut comments when a poster is making some sort of a mistake. here here :T some people may have no option but to buy.....people will say "oh just rent" but thats not something everyone wants to do.
There are ways of saying things without upsetting others or generally talking down to them just because they have a different opinion to you.
Back to the original post - did you decide what you were going to do?

We only get one side of a story. Could have been nothing worng with the electrics, electrician called in to test, short of work decides to recommend £700 of necessary work. We all know regulations changed about a year ago. Doesn't mean that anything not done to today's regulations are dodgy.
The seller may think the buyer is taking advantage. They could think they have lived in no danger for years and have not done any DIY electrics, so the buyer is trying it on.

IMHO, how could anyone not say "don't buy" in this market?I'd feel guilty if I didn't. At least posters can't say nobody told me....- people told you not to buy and you did it anyway, your choice.

borntobefree - It is good to make them aware of the market, I do agree with this, but if they decide to ignore this advice and want to buy regardless, then they should be entitled to the same tone of comments as others... (not aimed at you or anyone in particular btw x)
