    We went to look at a house about a month ago 2 bed semi, bit small but nice location and has garage and extra parking space. We are looking for our first home and decided to wait a bit longer to see what happens. It was on for £142k then dropped to £139K. Today they dropped 10k off down to £129k. So prices are definitely dropping in our area (Northamptonshire). Now I am seriously thinking of putting in an offer but dont want prices to drop more. Its so difficult!!

    this is my problem too! they look like a bargain now so i want to snap 'em up.. but will they be a bargain in 12 months or a horrific mistake? the prob is no one knows! good luck with your house hunt

  • I think we might just go for it. They have knocked £13k off the house in total. I dont want to miss out. I think we will offer below £125 as we dont want to pay stamp duty. The house is a repossession and has been empty since october. I'm hoping the company who have taken it on are getting desperate now.
    Last house we put an offer in on we got the offer accepted and then someone else put in a higher offer, we couldnt afford more :( I hate house buying and we havent even got one yet.

    if it's a repossession, empty for 7 months, I'd be offering about 115k as my initial offer on a property at 129k


    regardless of any previous asking prices


    it's much easier to increase an offer, than to reduce it

    My 'game plan' for propertybee is to have it updated daily for my local area.

    I've got a macro to update the houses in my 'search criteria'. Houses are dropping thats obvious.... but the invaluable information that a regularly updated propertybee would give is brilliant.

    I mean imagine going to look at a house that has done this:

    3 bedroom semi-detached
    £164,950
    THE PROPERTY - An immaculately presented semi-detached house which is understood to have been built in the 1970's and constructed in a tradiitional manner. Providing well proportioned light and airy three bedroom family style accommodation and having the benefit of quality uPVC double glazing ...

    I'd be looking at knocking off another 15-20k off their latest price to further cushion myself. They've shown me they are willing to reduce... and I'm gonna squeeze them for everything they got... if not I'll move on :).

    Theres something about this specific property that stands out as being different from the norm.
    I doubt normal sellers adjust their price so frequently.
    It's possible that this seller is badly in debt and wants to recoup as much as possible or in fact already been repossesed and the bank want wants to recoup.

    Propertybee can be good if looking at it for specific properties.
    Just dont take this one property as how all other properties in your area must comply with.
