    With regards to ARLA, it might be worth ringing them (or the NAEA, not sure if they're linked now but the Ombudsman service deal with both). Our lettings agents are registered under a different name (xy trading as ab) so if you call them they should be able to tell you if your lettings agency is registered.

    Have just rung ARLA re your advice gingernumeg. Apparently they are ex-members who have not registered anywhere else. Joy!

    Right, I've basically come up with a second version basically taking some of your advice on the matter (ie, cut and paste!)

    Thank you for your letter of .... following your recent inspection at the above address

    Please note that we treat the property as our home, as we are entitled to do by law, and we therefore view your comments regarding cleanliness/tidiness as irrelevant.

    As Letting Agents, you’ll be aware of a Tenant’s right to “quiet enjoyment” of the property. Indeed your comment “I was concerned at first with the cleanliness/tidyness, as at first I thought there may have been a break-in” indicates that your complaint carries no substance as it is not directed at any breach in our tenancy agreement, rather to our right as tenants to quiet enjoyment.


    We’d like you to note that we do not consent to any future visits being undertaken in our absence and that access for repairs will only be granted at a mutually convenient time to be confirmed in writing by ourselves.

    We keep the property itself in a good condition and you’ll be aware that we pay our rent on time : we are sending a copy of this letter to the LL, as we are sure that s/he would not wish to lose long-term good tenants because of the intrusive behaviour of the LA.

    How does this sound? Sending a copy off for approval from OH as his name is on there too!!

    Whelp the letter is now sent _pale_ I feel sick!!

    Thank you all for your help and I will keep you updated if we hear anything back. I'm so going to be worried for the next few weeks about picking up any post :S Eeeek!

    Apparently my OH has (only just!!) told me the landlord's son lives on the bottom floor of the flats. Basically we're gonna go round and explain the situation and ask for his father's address as the only address listed on the tenancy agreement is as far as I'm aware a mortgage advice centre(:confused:) We're also going to invite him to come round if he wants to see that whilst his property is being looked after - it's still lived in!!
