What an awful situation. I rent - and always try to sort out problems myself first if I can tackle them as it gives me an easy life not having to have builders etc in!
You mentioned Seagulls - any chance the place is in Cornwall? I'm hoping to move soon!!I must go, I have lives to ruin and hearts to break

I'm afraid that if you want to be a landlord and you want to retain your sanity AND make a profit you are going to have to learn to stand up for yourself.
I have a sort of unwritten policy with these types of tenants. I will virtually do almost anything that they request within the first 2 weeks of moving in.....even the things that aren't really my responsibility. After that I only fix things that need fixing so,
seagulls, black rubbish sacks, unwanted bathroom taps, marks on ceilings and boilers broken by tenants are NOT my responsibility.
Issue a S21 NOW......hopefully they are only on a 6month AST ?0 -
Put them in their place and quickly - explain clearly what is your problem and what they should and shouldn't call you for - do it early on and they soon learn - leave it till later and you get this problem - you need to train them....
You don't need to evict them (there still paying rent on time aren't they? Thats the main thing) - just retrain them - don't be afraid to say 'NO!' to them0 -

I work for a managing agents. My advice - serve the S21!!!
You are paying for things that you dont have to, they are taking the proverbial! The previous advice about spelling out what is and isnt your responsibility & maybe using an agent is worth considering.
We have had tenants call because a light bulb has blown (normal one nothing odd) & could we send someone to change it??!!! They were soon put right!
