We put our house on the market at 4pm, a week past Friday. Got a call on the following Monday from the estate agent to arrange a viewing for that evening. Got a call the following morning at 9.15am, with an offer. The estate agent suggested we ask for £5k more, which we did, and got. We accepted their new offer. One viewing and we sold. I still can't believe it was so quick. I think if we'd held out for more viewings, we might have got more. But we already had an offer accepted on the house we're buying, so we didn't want to hang around.
Our estate agent told us not to put our house on the market until our offer was accepted on the house we wanted. She said if we didn't get it we didn't want to be homeless. I thought she was speaking rubbish as houses don't sell that fast - but she obviously had a fair idea that our one wouldn't hang round long.
Our buyers are FTBs. The house we're buying is empty, as the family are selling it because their father died. Both parties are flexible about completion dates but we're looking at the end of next month. It couldn't have worked out better for us, as our buyers don't have anywhere to sell, and our sellers don't need anywhere to buy.0 -
Many of my social circle took out the maximum mortgage they could get there hands on and they all took out "interest only" mortgages. Even if they stay put (thus it doesn't really matter what the market value of your house is) they will still one day have to pay their mortgage loan back to the banks. It'll take us decades to pay back what we borrowed, though I'm a MFW.:D0

People sometimes forget elementary maths (and economics
) when talking about house prices - not suggesting you are.
A 50% fall means a wipe out of 100% gains, ie an average general fall to 2000 prices - I doubt that scenario, but as you say not impossible.
I meant a fall of 50% drop from the maximum market value that a house sold for in your street. A 30% house drop, in my area, would take prices back to 2002 prices. Not impossible IMHO. But the only thing that is certain at the moment is that we are living in a period of uncertainty.:o0 -

My buy-to-let flat completed this week so that was good news for me and we now have an offer on mums probate property which I hope (fingers crossed) will complete by the end of June.
