See here for clarification...a gas (or electrical) safety check is not a legal requirement for a property sale or compulsory item for a home information pack. Basically, caveat emptor.

Hi everyone,
I was reading this thread with great interest as I am in pretty much the same situation. I am at the moment in the process of trying to get the gas central heating checked in a repossessed property. However I was told by the estate agent that the installer won't be able to recap the meter and connect the house to the gas for the purpose of the check as the seller does not agree to this. Is that the norm? Can a check be done without recapping the meter??? I am an absolute novice with any of these checks as I am a firsttime buyer so I would appreciate any advice one can give me. It is starting to make me a little suspicious to be honest.0 -
if the seller is not allowing you to reconnect the gas up then they maybe trying to hide something??
how deep into the buy are you? if the seller is refusing to allow you to test things which are common things to do when buying a property.... then personaly I would walk away0 -

Or just budget for a "worst case" scenario that nothing in the house works and all has to be replaced? Boiler & CH system plus a rewire, knock £10k from your current offer.Signature on holiday for two weeks0 -
I'd agree. Tell them you are dropping the offer by £10k unless they allow you to have the gas and electric tested fully and if there are problems then you drop by the cost of fixing.0
