Just looking for a little advice and opinions as to the best deal we can get from Persimmon Homes on a new build.
We have seen a house we like with a asking price of £124,950 the sales woman is full of contradicions and only wants to give extra's (kitchen frontal's & possibly carpets) but only if we offer before next weekend!!
The house has been standing about a year with little or no interest - we are first time buyers and plan on staying there for at least 5 years. It will be a 90% mortgage (5% paid by Persimmon)
We were thinking of offering £112,455 (10% under price) and asking for kitchen, carpets and garden, however, after searching the forums i'm thinking we should ask for quite a bit more to begin with
Would it be really cheeky to offer, say, £99,960 and ask for kitchen, carpets, garden, solictitors fees.........???
What do you think? Any sugestions welcome!!

Deffo go for it. the market is in such a bad way at the moment and all housebuilders are trying to improve their cash flow. Just go with 100,000. plus the extras. Then do 104000 and say thats the hightest you can go. they may well come back and say 106000 and you have a deal!!!!!! just play it by ear and dont agree anything there and then. always say you will come back to it.
on the other hand tell them that you are interested in another house on another estate. play the phsycology game hehe

I would go for 95k with the fittings. If they say no. Walk away. Then watch that same house. It will only sell at this time to people who don't actually have the money to service the mortgage and will be on sale again as they can't afford it. I know, I worked in the new homes industry for a while.0

Do not pay more than 100k with all of the extras. In fact don't take the extras, because a £200.00 carpet paid for within your mortgage, is total and utter madness. You will replace it within 2 years. Housebuilders use the cheapest of cheapest carpets. The kitchin can be replaced when you have the money, in maybe 3 years, so take the basics. I promise you when you have settled into this house, you will sincerely regret taking on those extras. They are crap.0

Thanks for the replies, definatley food for thought considering we would of been happy with £112,455 and a few extra's.
Totally agree that the extra's are rubbish and we would be much better off with cold hard cash off a mortgage.
Just thought i would mention that the development is in the sticks!! They have 21 houses built out of about 90ish in total, 2 of these are the showhome and out of the 19 houses up and standing only 7 of these are lived in with a further 2 now sold.:heart: I love my gorgeous little girl0 -

What are similar 10 year old houses going for? Probably significantly less than the new ones - that's your first starting point.
Then you have to think that the sellers of those houses are being too optimistic and knock a bit off what they want for theirs - that's the kind of figure you can reasonably justify to Persimmon. They of course will say that you are getting a new house with all its advantages (?)RICHARD WEBSTER

As its a small village there really isnt much to compare it with, there are two terraced houses up for £84,950 & £95,000 but it seems none of the houses in this village are shifting at all.
Where we live now similar new builds are £10,000/£20,000 more and the same with the terraces even though its just a couple of miles away.
Would be interested to hear from anyone who has had a good deal (especially with Persimmon) over these last few months.:heart: I love my gorgeous little girl0 -

With out sounding rude. I am giving someone my advice!!!!!! and you are fully entitled to give them yours!!!!
its all good and well saying not to take the extras. if you remember right all the extras are included in the cost of the house and therefore op will not have to find that extra few thousand in cash to buy then. better to have poor quality kitchen, bathroom, carpets than none at all.
and why would op want to walk away from a house they like. thats why op is negotiating. :beer:0 -
Not in the last few months I know, but it will make you feel more secure when I tell you that during 2005 which was a very slow year, H negotiated a house down from £300,000 to £249,000 with Persimmon. It took a few weeks but if this house you are talking about hasn't shifted in ages then absolutely go for for what you are suggesting
I think you can easily get the £112,455 with extras so set yourself a bit more of a challenge.
Can you forget the 5% paid by them? It will put you in a very strong position indeed if you can.Everything that is supposed to be in heaven is already here on earth.
