Hi, buying house £190k just had valuation it says....Some work of repair and maintanence is required. The covering flat roof sections may well have a limited useful life and leaks could occur at any time. It is beleived part of the ceiling in the garage is asbestos cement. Asbetos may be discovered in other areas, due care and caution needs to be exercised. Specialist advice may be required for removal and this may be relatively expensive. Applicants need to be fully aware of implications prior to the commitment of the purchase.
What shall we do? Go ahead? Get the vendors to price up the repairs? Knock them down to include the repairs? Pull out? Thanks

Recovering the flat roof won't be particularly expensive to re-cover, and by law they have to let you know if something has asbestos. It just means if you want to do renovation work, you'll have to get a specialist in to dispose of the asbestos, not a regular builder.
Asbestos is really common in many buildings, depending on when they were built, and is only a danger if disturbed.Should've = Should HAVE (not 'of')

All flat roofs have a limited useful life. Many properties built before the 1980s will have asbestos somewhere: asbestos cement contains white asbestos, the one with the lowest risk factor. It can be left in place as long as you don't drill into it and you monitor it for damage. Have a look under your local Council website search function for "asbestos" and you'll see a page full of good advice.. There are lots of "cowboys" seeking to charge high prices for asbestos removal but you can do it yourself **- you just have to follow safety precautions - wear face mask, dampen it down, double bag it and only take to the appropriate Council dump (some councils will collect it.)
The surveyor has to mention all possibilities to cover his/her own back.
