  • If I saw a clause like that in any contract, I'd think that you were a *very* dodgy LL and I'd run a mile - what else are you going to say you're not responsible for lol?

    Out of the 3 unfurnished propertys I have lived in NONE had a washing machine, and I expected that as too me "unfurnished" means using your own things. We have just moved into a "furnished" property and even this one doesn't have a washing machine, as LL didn't use one here. And that doesn't bother me as you can rent a washing machine these days for only £13 a month... so thats what we have done :)

    True, but I think it's better to set expectations from the beginning - I want to know whether there's a washing machine or not, not 'well, there isn't one now but maybe in a few months if I don't need mine anymore, I'll bring it here ....' or 'well, you're paying rent now that reflects the fact there's a washing machine, but if it breaks I'm not replacing it'. Just seems less hassle to start with a simple yes, there is one, or no, there isn't. Just my opinion though.

    If I rent unfurnished, I expect white goods (cooker, fridge, washing machine) to be there. If not, I'd reduce my offer on the price. I look after other people's stuff like it's my own, but as I'm looking to buy in the next 18 months I don't want to buy an appliance that might not fit in the next house. Sorry.

    I rent out my property, a 1 bedroom flat. I was told by the agents that I had to provide white goods Eg: fridge/freezer, oven and washing machine but a dishwasher whilst not "required" would be advisable - makes the property a little easier to "sell" to the potential tenant.

    I wouldn't rent a place that had no washing machine. Too much hassle buying/bringing one of my own and then getting it plumbed in.
    IMHO cooker and washing machine are bare essentials for any unfurnished house. You'll limit your market by not including them.

    Depends on the place.

    I rent one of these so-called luxury new-builds, with a gym on-site, concierge etc. It would be a bit of a joke if a flat marketed as "luxurious" didn't have a washing machine, and I wouldn't faff about with installing one.

    If it was in, say, a student property, I wouldn't have higher expectations.

    I always assume that unfurnished means a cooker and no white goods Yes to a cooker as if they are gas, they are much harder and expensive to install. A washing machine and fridge freezer are pretty straightforward. Plus as a private renter for many years, I much prefer having my own washing machine and fridge freezer.

    With the market being in favour of tenants at the moment I wouldnt jeopordise losing your potential position by not supplying a washing machine. Unfurnished should really include for white goods such as a washing machine etc. You'll only be faced with tenants that expect reduced rates if you do not include these items (believe me, i know). Also, most tenants are benefiting from not having to worry about the responsibilty of maintaining said white goods thus making the proporty far more attractive.
    Be careful as tenants are in a very strong position at the moment and have the flexibility and finances to find exactly what the want.
