Renting Unfurnished

If I rent my house unfurnished, do you think it's reasonable for me to take my washing machine?
I'm planning a new kitchen in the new house, but don't want to buy a washing machine straight away until we decide on the design.

I've looked at properties to rent, some have had washing machines, some haven't. It's never been a major issue, but obviously I've factored that cost into my moving costs - if, for example, the agency fees for moving in are high, I'd be less inclined to take a property with no washing machine. However, it totally depends on the property too - if it's a nice house in a nice area then a lack of washing machine is not an issue. If it's a scruffy overpriced house in a less than nice area, then no washing machine might be one of the things that put me off ...0

What about taking your washing machine with you and looking in free to collector ads, freecycle or ebay/local ads for a real cheapie to put in the house you're renting out.Be not so busy making a living that you forget to make a life0

I was worried I was being a bit "tight" by taking the washing machine, but reading your replies puts my mind at rest.
Gingernutmeg, it is a nice house in a decent area, I have also painted the whole house, so hopefully the lack of a washing machine won't be too much of a put off.0 -

That might end up costing more in the long run - if the LL puts a washing machine in the house, then s/he is responsible for the maintenance of it. If you put 'a real cheapie' in and it's virtually knackered, you'll end up paying for a repair and a possible replacement - as a tenant, if I rented a house with a washing machine I'd still expect that, even if the machine broke. If you want to put a machine in, better to buy a cheaper one, at least then it'll be under guarantee for however long.0 -
Washing machine life span is directly related to how they are used. If you rent with a washing machine and the tenants continually overloads it, you'll have to keep replacing/repairing it when it breaks.
Cookers on the other hand tend to be pretty dependable.
So, cooker yes, washer no imo.0 -
Good point!!! if there's no washing machine in the rented house, that's one less thing to break down.0

Yeah cooker is staying, just bought a nice new Belling one, of course through Quidco, got a cheaper price including delivery than a price I saw in Comet, and low and behold the cooker was actaully delivered by Comet, even though I bought it through Pixmania. nice!0

I agree, but could always put a clause in the contract that you won't replace it if it goes bang, then once new kitchen is finished replace it with the washing machine no longer needed?Be not so busy making a living that you forget to make a life0

If I saw a clause like that in any contract, I'd think that you were a *very* dodgy LL and I'd run a mile - what else are you going to say you're not responsible for lol?0
