offer 15% less ???????

i have found a property in surrey which is on at 770k i would like to offer around the 650k mark.

am i taking the mick ?????????

what would you do ?

    You can try, but assuming they would accept something like that, do you not think they'd have reduced it a small way rather than expect to take an offer of £120,000 less than asking price?

    It is a little bit far fetched. It may only be worth £650,000 but it's fairly evident that the vendors don't think so.

    well the property is empty ,and not up for rent either so it could be a repo.
    also im a 100% cash buyer, sellers are loving cash buyers now since the banks won`t lend.

    It’s a two ways gamble: it might turn out in 1-2 years time that even with your current offer you overpaid. Keeping that in the mind and under current market uncertainty I guess your offer is legitimate and fair.

    Don't worry about the emotion behind what you may do. You may just get an agreement. Every year I see those wishing to sell for whatever reason become desparate and it is sometimes the most unlikley ones that take the low offers regardless of how they huff and puff saying it is worth every penny of their higher asking price.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    I would go for it.... especially as you are a cash buyer, we have had our first viewers register interest in our property pending a decision on an offer they put in on another one. The other property was out of their budget and on at a lot more than ours and whilst I don't know what their offer was, our EA (a friend of mine who was proffessional enough not to divulge too much!) did say it was stupidly low and she is gobsmacked it was accepted!!

    So there you go.... you are one of the few people in a very strong position at the minute so give it a go, you have nothing to lose!!

    I'd offer 15% less - in fact that's exactly what I intend to do, albeit on a much cheaper house. It's up to the vendor to decide what to do with the offer. If they turn you down flat then so be it.

    I would just like to point out that we put in an offer of 9% less on a property last week and were told by the agent that it would offend the vendors therefore they wouldn't put the offer forward - annoyingly enough this particular EA is also selling our property (its SSTC) so we were a bit gobsmacked. Yes the offer was a bit cheeky but then we didn't think the house was worth much more. We aimed low with a view of negotiating up but apparently the vendor is waiting for full asking price................:rotfl:
