    15% isn't far off the mark depending on what area you're in.

    My business partner is still trying to sell his home, it initially went on the market last year at £310,000 (at what an identical neighbours house sold for the same month).

    With three failed sales it's now advertised at £272,000 and He says He'll feel lucky to get £265,000 and would gladly take it.

    This is a very up market area of Kent, houses there are hemorrhaging money and I feel pretty sorry for him actually, it's a pretty tough time right now.

    at 272k he's going to struggle to get offers over 250k in the current market, with the stamp duty threshold

    you would think so , but no they are prepared to wait. i would of offered 670k had they not told me an offer of 700k was turned down.
    the place needs a full refurb what do they expect in the current market ??????

    full refurb will cost 20-30k. could be more depending on what 16 windows and 3 double glazed doors cost.

    But has the decision maker seen the property and even if they have, do they appreciate the work involved/required? Thats the problem when dealing with the number crunchers, they don't always appreciate the property condition or local market conditions.

    2 Beds are still selling at £250,000 and his is a 3 bed so that's unlikely but not altogether impossible.

    as it isn't owned by someone who needs the equity for their next place they wont be in a hurry and it will come down to a figure their accountant has!
