  • most of my LL's have kept my deposit, but there again with most of my LL's I havn't paid the last months rent! I'm sure I have probably left a few out of pocket once "wear and tear" is taken into account.

    I agree that the type of posts you quoted are unecessary. They provided nothing to the discussion which, from how I read your post, seem to be tongue in cheek but raising an issue behind it.

    I do think that landlords need to be more realistic in what constitutes wear and tear and do you really think someone who doesn't pay what they owe will pay 3 times as much???

    I think the OP was referring to the fact the if you do not place the deposit in a TDS then the landlord could be hit with 3 x the deposit and is turning it around for fairness so that if its okay for this then the tenant should also have to pay 3x the costs.

    The thread could be better, but I believe the crux is to improve both Landlords and Tenants rights, hopefully making renting a much better environment

    Wear and Tear is the phenomenon that most of LL’s are in absolutely denial. Peoples pay rent not to keep a property as a museum to conserve stuff, but to use it. Some LL’s should learn to acknowledge the difference between trash and wear and tear; also about the insurance of the content which most of us pay, and not just being obsessed with the way to keep peoples deposits at any price!

    Surely you understand that if you do not pay the last months rent, then you are not likely to get your deposit back.........

    were you expecting to live rent free for a month and get your deposit back?

    I'm all for that. I'm a good landlord and anyway of getting good tenants is a boost for me.
    I'm sure that tenants would be preferring to get good landlords as well.

    It would improve all round.

    I accept that there are both good and bad LLs, just as there are good and bad tenants. However, LLs already DO have recourse to recover monies should a tenant 'trash' their property.

    Yup, that would be the CCJ I've got on an ex-tenant who owes me £1700. Would only have been £700 if I'd just changed the locks when it was obvious he'd scarpered but I did it the 'correct' way through NSP's etc. And then he handed in his notice & scarpered when I applied for an attachment of earnings. So, yup, recourse sure does work......
    A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

  • Maybe their should be a greater emphasis on the "relationship" between LL and tenant.

    How about a lonely hearts style vacancy colomn: men seeking flats, women seeking women seking flats, etc.

    "Bulbly LL with spare house WLTM young fit clean shaven tenant into housework and not making a mess for fun and possibly more.;) "

    So the tenant would call the premium rate no. leave a message and the LL then goes on a date with them: Romantic candlelit dinner / countryside stroll etc.

    Only AFTER in-laws have been introduced can the tenant move in.

    Or perhaps on a more serious note - HAs any of the LLs here ever interviewed tenant in current accommodation?

    It amazes me the vitriol aimed at LL's on here. People are obviously of the opinion that all LL's are money grabbing, scrooge like characters. I just don't like the sweeping generalisations. I have had my experience of bad tenants but don't for one minute think they are all like that. I've been a tenant myself and now I am a landlord.

    As a landlord I would definitely live in one of my properties - in fact I did, it was my home and my circumstances changed and I now rent it out.

    I give my tenant peaceful enjoyment of the property and wouldn't dream of just calling around unannounced, he, however, has called round to my house a few times.
