Fellow Landlords what would you think of this

I think there should be a scheme that if the tenants trash the property they have to pay 3x the cost of repairs.
Also if they do not pay their rent there should be a scheme that they have to pay 3x their outstanding debt and until they pay they are not allowed to rent anywhere else.:D

    When a house is uninhabitable (ie heating breaks down) the tenants have his house while the LL lives in the tenants house.

    And how about when a landlord disturbs a tenants right to peaceful enjoyment, the tenant can throw a massive house party at the LL's house and is legally bound to invite the world through facebook and myspace and weareschizo.com/soami

    I currently have a LL who (because he isn't a BTL money grabbing scumbag desperate to rake in every last penny) has said we can stay beyond our notice period if we need (sluggish house purchase) and simply pay for the time we do stay past the 30th April. on a pro rata day by day basis.

    Whilst I understand the need to abide by the law on most things, a little bit of humanity goes a long way!

    Agreed, we have always helped our tenants in anyway we can whislt they keep their part of the deal. But when you get the attitude like

    Why should then treat them as human beings.
    When you leave the tenants alone and they still dont pay etc they should expect to being hit in their pocket.

    Having had my share of completely insensitive and uncaring landlords in my time of renting (one place I lived in had water dripping from the light fittings when it rained, my bedroom window fell out during the night and all the gas appliances condemned and still the landlord did not care!) I agree that if you want to penalise the tenant, the tenant should be able to penalise you just as harshly if you don't meet your side of the bargain.

    I would love to have swapped houses with my :lipsrseal of a landlord during all of that mess and see how quickly he fixed it then.

    Sadly too many people are Landlords for the money purely and don't give a damn about their tenants! Funnily enough this sounds about the same, seeing as you don't want just your money back, you want to make even more of a profit out of them. :rolleyes:

    I agree that the type of posts you quoted are unecessary. They provided nothing to the discussion which, from how I read your post, seem to be tongue in cheek but raising an issue behind it.

    I do think that landlords need to be more realistic in what constitutes wear and tear and do you really think someone who doesn't pay what they owe will pay 3 times as much???

  • I read so many hair raising stories on here about bad LL's that I have to point out the obvious...that not all of us are rotten, uncaring or just in it to make a fast buck.

    Also pointing out the obvious; there are just as many irresponsible and downright nasty tenants out there too.

    On the whole, we have been lucky with our tenants. Over the years we have had the odd one or two who ripped us off somewhat, but the overwhelming majority for us have been pretty good. We let mainly to students and some of them have been with us for 3 years + so we must be doing something right.

    I would HAPPILY live in any one of our properties at any time. How many LL's can actually say that?

    Perhaps we all get the LL or tenant that each of us deserves??

    I accept that there are both good and bad LLs, just as there are good and bad tenants. However, LLs already DO have recourse to recover monies should a tenant 'trash' their property. The cases that have featured on here show that even when a LL is clearly behaving in an unacceptable way, cases are rarely judged in such a way as to be totally in favour of the tenant. Equally, even with the TDS, LLs can still withold substantial portions of the deposit and it falls to the tenant to 'prove' that the property was clean/in a good condition when they moved out.

    But as a tenant you have very little recourse should the LL not carry out their duties, or should the property fall below the expected standard. Yes, you can complain but at the likely cost of loosing your 'home'. It's well known that tenants don't complain about substandard properties because they're too scared to do so (Shelter have just reported on this) - get rid of that situation and then maybe LLs can say that the law's not being 'fair' to them ...

    I'm not a big fan of this three times deposit thing, I think that it's an outrage that things were ever allowed to get to the point where something like that was needed. If this 'civil' crime had been treated like any other kind of theft and a few landlords had been convinced and sentenced for stealing the problem would never have become as endemic as it did.

    There's no difference between stealing someone's deposit and stealing their handbag.
