There were serious faults outlined in the new builds they highlighted and 3 families in particular on one new estate lost a lot of money on their houses within months.

Yes they have our phone numbers. Said to call us if he could get the price down to what we want, however he wants to word it in contract, as we would then be interested.Never buy a stupid dwarf -

Get the Incentives in writing on the RESERVATION Form when you first reserve the plot,there is a space on the form for this, then no problems with the legal contract. many people think they were offered something but the only items they get are the ones written down on THAT form and on the Reservation Checklist.Usally all incentives subject to a 28 days exchange of contract.
With electrics or telephone points get a floor plan and make the sales person mark position with a cross and SIGN /DATE the copy you keep, then they cant say the build had gone past that stage.my bark is worse than my bite!!!!!!!!0 -

Is it worth paying a snagging expert to view the new property ? A friend of mine done this recently and the snagging man found 80 things to be corrected.:eek:Never buy a stupid dwarf -

depends on how good you and the other half are visually, best way is to make a friend of the site agent and sales staff, Sunday am is a good time to visit as early as possible, i usually take customers around to view the stage their plot has reached. Key stages are the first fix when you need to check items are in correct position ie extra power points/ tiling is also important to see they tile around the switches and points in the kitchen and that there straight . correct tiles are being fitted!!!!Kitchen choice is it correct? have they remembered your dishwasher plumbing etc?
All these jobs should be sales/site staff but reading this thread has opened my eyes to what goes on on some sites.
If you cannot visit can your parents or someone else?
The people that do the snagging usually pick up so many faults because the plot has been left to trades to sort, sadly all are not to the same standard and pressure from customers wanting to push the build forward can cause faults.
Don't just reserve and then visit once a month ,call in and see the staff so they get to know you ,ask them to ring you to keep you up to date on plot progress, give them something in return no not money.... information on how your mortgage application is going , when you sign the contract etc, even if its leaving message on the answer phone overnight keep in contact.
If its getting close to exchange and items outstanding we can usually help.my bark is worse than my bite!!!!!!!!0 -
I would`nt say that any one particular builder is any worse than another.
The fact is they ALL use sub-contractors,who`s attitude seems to be,do the job as fast as we can and take the money and run.0
