I'm in Worcestershire. It was the beginning of this year, but I have to admit we didn't buy the house as when we offered it was a toss up between two houses and we ended up going for the other one. They came back to us too late.
They have a lowest price level, you just have to find it. If you bargain hard and are prepared to wait until they have a sales deadline to meet, they will come back to you with their best price if you are in a position to move. It's so much easier with a new build as you have absolutely no fear of upsetting someone over the perceived value of their home.Everything that is supposed to be in heaven is already here on earth.

Sounds a good idea but what if the area / home is likely to be popular ?
Is there anyway of finding out ?
Would Persimmon accept a lower offer and pay 5% deposit ? We really like the house (viewed a similar one) and would be ready to buy as soon as the plot details are released.Never buy a stupid dwarf -

They are already offering you incentives which suggests they aren't exactly being stampeded. Every time we've viewed a new build we've asked if there is movement onthe price and the salesperson has always been positive. It doesn't even matter if the development is popular - what you are trying to do is find the lowest price they will accept.
If you want your deposit paid, I would think that the buying price wouldn't come down quite as low as it would if you could finance that 5% yourself. I think the best discounts come on plots already released. You may well be after a particular style of home, but in my case, we were offered the largest 4 bed house available for less than the marketed price of the cheapest, so you may be able to get a house apparantly out of your reach within it!
You're a first time buyer, you're ready to go. You're exactly what they want when they're looking to hit targets so you'll be the first people they chase for sales. Go and make an offer and wait. They will keep at you, but you have to hold your nerve! Don't take their first offer, haggle. They come down, you come up - £271k was the third price we were offered, £250k the fourth.Everything that is supposed to be in heaven is already here on earth.

Persimmon built an estate near us and the quality of the houses is awful, lots of problems, speaking to a friend of mine who has bought one he said don't touch them with a barge pole, the quality is bad, things like all the double glazed units were sratched, doors not fitting, realy bad finish, no flexibility they wanted to change the layout inside and were happy to pay but persimmon said no, so they had to get another builder in. They made the snagging process so slow that every one gave up in the end. there are 24 house on the site it's two years old and 11 are up for sale.....
I wouldn't even think about buying from them

Use your own solicitor and your own mortgage broker, then is YOU decide not to proceed for any reason they will continue to have your best interest in mind.0

Wasn't Persimmon the company that was the subject of some documentary or other a few months back about badly built homes?
There were serious faults outlined in the new builds they highlighted and 3 families in particular on one new estate lost a lot of money on their houses within months.

you will not be using their solicitor, just the recommended one the reason being the sols must be aware that new homes developers exchange contracts within 28 days to enable you to select your own choice of kitchen/tiles/bathroom fittings etc, each developer uses their in house solicitor so NO conflict of interest either.
The F>A>just maybe able to get you a better deal on the rate/amount as they usually deal with new homes developer and again are aware of the 28 day deadline in order for you to obtain your chosen incentives, most developers WILL NOT release price until the plot is on the build schedule, Persimmon's usually guarantee a build completion date and do build each home to NH BC standard.
With regard to incentives ask what its likely to be, REMEMBER your "WALKING GOLDUST" make a list of what is offered and then make your own list of must haves not a wish list but must have, the incentives will get smaller each time so go for the big one first.
5% deposit paid is the normal incentive push for sols fees paid and either carpets or rear garden turfmy bark is worse than my bite!!!!!!!!0 -

Would you say its fair to push for say £10k off the list price as well as the 5% deposit offered ? The home has not been priced yet, but they say will be around £200k - £205kNever buy a stupid dwarf -
