I should say I'd be concerned
In WC1 you can pay £7 million for an end of terrace, which the EA says "Requires total refurbishment":

I think the general feeling is that you are right to be a bit cautious but there is likely to be an innocent explaination.
Visit the area on several occassions "after dark" to see if you have gangs of hoodies taking drugs on the door step. The other option to check out is the neighbour from hell angle.

Isn't this (sort of) how one of the schemes on a Tonight program worked
Jan 2004 £195,500 - company buys the house
Aug 2004 £272,500 - company sells the house to its subsidury for a massively inflated price so it is now worth this
Nov 2005 £249,975 - new buyer buys it after £12K discount they are happy but the comapny is even happier as they have made over £50K
Now for sale and people see the price on nethouseprices etc and think that it is now "worth" this amount so pay it.I beep for Robins - Beep Beep

Have you been to view the property and asked them why they want to move?
I know that obviously not veryone will be honest but you might be able to guage reaction form them. People move for a variety of reasons and it does look like the first/second sale on there are developers of some kind.
Have you visited the area the house is in at different times of the day/night. It could be that come 11pm the house next door plays Dolly Parton at full blast or something!0
