    Thanks those of you who have replied, annoyingly my thanks button doesn't work, nor does paragraph spacing for some strange reason. Doozergirl I'm sure you're right, we are only talking £4k off the asking price (though admittedly it was priced competitively). I will call the EA tomorrow to find out why and should put my mind at rest.Sarah

    I completed on a house on the 19th March. It was planned for months that we would exchange 18th, complete 19th.

    The house appeared on rightmove three weeks before that - apparantly back for sale. I called the agent "Hello, you have a house for sale on xxx Street?"

    I was told immediately that the house had been under offer for sometime and, in fact, a completion date had been set.

    I owned up to who I was then and they explained that for some reason their computer system had been going doolally and bringing up all sorts of houses that had already sold. :)
    Everything that is supposed to be in heaven is already here on earth.

    Your offer was on the basis that marketing was stopped.

    They have continued marketing the place. If they had lots of buyers someone else would have offered.

    Your offer just dropped by £5000. If they are still advertising it in a fortnight, your offer will drop by another £5000 because they will have shown there is no other interest.

    If they wish to demonstrate to you that no-one else will buy their house no-longer how long they advertise it, they can only expect you to lower your offer.

    Alternative, just wait 6 months and get it for 30% less.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    Hi sarah

    I was selling my house to two buyers, I only found out that the sale had fallen through after looking on the internet one saturday morning. My agent had forgotten to tell me that the sale had collapsed, and had not only informed rightmove to put their properties back on the market, but put them back on their website, all the time keeping mine with an Under Offer tag on!! Once challenged they said they had hoped that they would have resold my two purchasers houses before I would have clicked and I would have known no different!
    Rightmove generally change their website overnight after 8 p.m.

    Yes but only if they ask to the system to update. Years ago agents used to show houses in their windows that were not really still for sale and trading standards clamped down and stop the practice. Howver the same is the case on web sites where houses are not marked under offer when they are.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
