House we're buying no longer marked sold STC?!

We had an offer accepted on a house last week, as we are in a good position (not selling/no chain) we stipulated that a condition of our offer was that it was taken off the market/websites, no further viewings etc.On Friday, I checked on Rightmove and great, it was marked as under offer, only came up on the search if you ticked box for sold stc.Today I went to look again and found that it just comes up on the general search and is no longer marked as sold stc and also not marked as under offer on the estate agents own website.Now, do you think there was a very simple admin error for it to be changed back to being available, or are the agents being sneaky in opening it up to further viewings in the hope of getting a higher price? We know we got a good price for it, but hey this is a falling market and we are in a good position chain wise etc.I will ring and enquire with the estate agent tomorrow, but we are about to pay the solicitor £300 and if we are going to be messed about over this house don't know if it's worth proceeding.Any thoughts?Thanks, Sarah

    It will be an admin error. There's no point selling the same house twice!

    An extra £10,000 on the asking price is £100 in commission to the EA office. £5 to an individual salesperson if they are lucky! Worth selling yours for £5 extra commission or worth selling a different house?

  • Phone the estate agent first thing tomorrow and speak to them.

    I'm sure they will be able to explain what is going on.

    If i accepted a low offer i would still market it up until exchange in hope of receiving a higher offer, wouldnt give a monkeys what you thought about it, things are going to get messy, every man for himself.

    I see what you mean, but we did make it clear that it was a condition of our offer that all marketing was stopped, fair enough if we hadn't stipulated that but we did and the EA/vendors agreed. The vendors have found somewhere and had an offer been accepted on it, so surely they'd be a bit daft to take chances in a falling market when for a couple of thousand less (our offer) they've got a simple sale, no chain etc?

    What if you pull out? I'd keep marketing and hope a cash buyer matched your offer just in case your mortgage gets pulled which it probably will. You wanna play hardball and offer low then get ready and prepared for what may come..good luck.

    What do you mean, our mortgage offer will prob get pulled? Our credit history is immaculate, we are not applying for more than 2.5 times joint income, not sure why our offer in particular would be pulled??

    I'm sure everything is fine. Not many people continue to market in a rising market even. Call the EA tomorrow and stop worrying. It sounds like your vendors want to move as much as you do.

    The vendor doesn't know that. Why take the chance, they don't care who buys it at the end of the day. All they care about is getting the highest price in the quickest timescale.

    I agree with the other posters that it is unlikely the estate agent would put the house on the market again for the sake of a few quid, but the vendor may well order them to in the hope of getting a few thousand quid more.

    On the other hand, it could just be an admin error.

    Most agents will refuse to continue marketing even if a vendor asks. They say that they will take details of everyone that continues to show an interest (they often do, even if the SSTC sign is up) just in case.

    I have never been able to view a property that was under offer. I've viewed a lot of houses.
