    If you want to shift yours then you'll have to stick it on around £70k or less as it just isn't worth anywhere near 100k. No one would buy a second hand flat when they can get a brand new one with all new interior and white goods for £80k in the same area.

    If you can't convert to a BTL then it looks like you are going to have to sell this at a loss and have nothing to divide up. I assume the estate takes the loss and the secured debt will be written off so it shouldn't be hanging over you all.

    Apart from the price issue :confused: My advice is to get new photos taken without the furniture - parker knoll won't appeal to the target market of FTBs. Personally, if you can afford it, I suggest painting the whole place magnolia and buying new carpets to give it an update. Empty house are hard to sell and they show the imperfections.

    How much would it rent for? You might get an okay kind of rent for it.

    thanks for the advice, but the carpets are brand new the decor is brand new. and well photos do need re taking, but i fear the estate agent wouldnt be very willing to do so

    The main problem for me is those photos. They are awful! Totally unprofessional - the exposure is poor, they are blurred, they are taken from horrible angles that do NOT show those rooms off to best advantage, the picture of the bathroom even appears to have a bit of the door in it which blocks part of the pic!

    As Doozergirl suggests - repaint in magnolia, recarpet if you can, do something with that strange bathroom pattern to make it look a bit more attractive, change/upgrade the furniture with some cheapish IKEA stuff which looks more modern, get a nice rug or two in there, some flowers, and for heaven's sake, get better photos taken, because those are some of the worst quality I've seen.

    Oh, and get your agent to rewrite the description, two consecutive sentences beginning "Situated in" sounds a bit silly.

    They are working for you!! What are you paying them for? Phone them up, tell them how bad they are and demand they do a better job - or take some yourself, they couldn't be worse, seriously.

    What on earth are you paying them for then? If the decor is brand new then pictures without the furniture will do you more favours.

    The major issue is of course price. There are 121 properties for sale in Middleton under £100,000. 96 of them are houses!

    I have to say, I have never seen such a genuinely overpriced property on this board. :o Someone got the price badly wrong. I can't believe that an agent selling so many similar properties at cheaper prices could have valued it at that price. Did they ask you what you wanted for it?

    the property is priced as a guide, yes ok 99,950 is high. but this flat is the the first block of several in the cresent. the ones higher on the hill go for less and they are smaller desgin is different. flats in this block have sold for over 100k in the last 2 years. putting it on at 70k is just not a option at all. i think my husband would rather burn it down than take 70k. no were not being greedy but we do have to act on behalf of others involved in this property. rentting it out is not an option due to our circumstances we would be penailsed for extra income, and its linked to a equity release so cant be rented out it has to be sold.

    i suppose if we have to keep it so be it for the next god knows how many years. the least we can take is 85k to keep everyone happy.

    some of these properties are right on top of the M60!!! very noisy our flat is 2 mins drive away from it, no noise from the MWAY.

    As a first time buyer who has looked at many properties over the last few weeks I can only point out the following problems you have:

    * the building doesnt seem particularly attractive but there isnt anything you can do about that. What you can do though, is take a pic from a more dynamic angle in the middle of the day when the sun is hitting it looks its least gloomy. Even the prettiest properties look gloomy in mediocre lighting.

    * I have no idea what is on that floor, is it carpet? It might look ok in the flesh but it really doesnt photo well at all. Some light neutral carpets throughout would be a good start.

    * Kitchen: there seems to be an appliance missing? A dish washer? Also, a cupboard door is hanging off... this is untidy! Looks pleasant apart from that.

    * The bedroom looks dated, and rather naff (IMO). Again, light nuetral carpet (or ideally, wood flooring), neutral curtains, and neutral'ish bedding with some splashes of colour. Something more modern/contemporary overall that wont cost much.

    * The living/dining space seems very generous with good proportions but the pictures dont show it off.

    * the images are blurred and look completely amatuer.

    * the furniture in the images is VERY dated, has no cohesion and looks... naff.

    The above might come accross as offensive, but i'm trying to be constructive. If I was looking in your area, considering what else is on offer, I wouldnt have even bookmarked your property let alone made a viewing.

    Fixing the above issues need not cost much money at all but will make a massive difference. Some people might find some of the points petty, but you are hitting the ceiling price and it needs to be spot on.
