Unfortunately, you're up against the "Celebrity BTLs make an Auctioned Home in the Jungle from Hell Instead of Going Back" mindset where everything works out 2 mins before the end (and absolutely nothing to do with the production company slinging in a few quid honest guv).

A friend of mine rents a house out to the cream-of-the-cream university students. He generally does not have a problem but on one occasion they managed to lock themselves out. Now we are talking off a solid wood front door with three small panes of glass down each side ... so what does the cream of intellectual crop do? ... they beat the crap out of the door until it finally gives way by splintering the main support post that the door locks against. The students called in a carpenter who did a patch repair for under £100 but my friend wasn't happy about the security of his house and got the job done properly - a further £200 (or so) quid - which my friend took out of the the students security deposits.

The one thing that he could not understand is why the cream of our university crop did not simply break one of the glass panels, reach round and open the door. The cost to replace the glass would have been under £30.

Probably because they were having difficulty even standing up at the time

This is my first post so hopefully I am doing this right. I have been reading through and would like your opinions please.
My brother is renting a property and the owners and agents are being, in my view, a bit rough on him and his girlfriend. They let themselves in with their key, as his girlfriend found out while off work. She heard the front door go and was greeted by the lady coming in and saying, " oh, you are supposed to be at work."
When they first moved in they asked about pets and they were told they could have them, but when they got a dog were told they had to get rid of him by the end of the month or they will be evicted. The owners have noticed a couple of scratches on the door from the dog which my brother had every intention of putting right, and was told to fix them immediately or they will be evicted.
They had an inspection last week, and my brothers girlfriend was on her own in the house doing her laundry. She had just got the wet clothes out of the machine to hang out, when the agent knocked at the door, so she put them on top of the machine to go answer it. The agent came storming in and said that the house was an absolute tip with clothes everywhere and generally made her feel about 2 inches tall.
I don't know whether they are treating him in this way because he is young, he is 22, or whether they think this is how they should treat any tennant. They can see he is responsible and not just going to take them for a ride, as he is a fully qualified professional tradesman and he pays his rent bang on time.
Sorry if this was a bit long, I would really appreciate some opinions on this.
    Thankyou.

    bethom?

    That's a good 1st post. Unfortunately.

I'm only saying unfortunately because I don't know much about the topic. But what has your brother got in writing?

Other people will post (and help!), so it's best to set out everything as clearly as possible.

Personally, I think your brother's found himself an awful landlord .... so I sincerely hope it all works out ok for him and his g/f..

    Good luck :)

    Hi bethom,

I'm also living in private rented accommodation with my OH and we're soon to be moving to a new area (also private rented accommodation).

I imagine that your brother will have signed a tenancy agreement. They are normally pretty standard - normally being the operative word! Our agent should let us know in writing 24hrs before they wish to enter the property - this generally takes the form of them writing to us and arranging a "mutually agreeable time" for them to come round by phone. In addition, if we want pets then we need a written agreement from the landlord/agent.

When we move out in a couple of weeks time, we've been asked to "make good" any damages to the property. As it is, the property was in a bit of a worn state when we moved in and we'll be leaving it in a better state.

Sorry that this doesn't help much, but your brother is well within his right to exercise the above! Even when I was at uni and had a slightly dodgy landlord, he'd always give us plenty of notice of when he would be coming round.

    Thankyou for your responses.

I don't know exactly what he has in writing, I will ask him.

On the up side Fritz the dog has been adopted by our sister while he tries to find somewhere else to live, he is so fed up with the invasions of his privacy he has decided to go. He is trying to get a council place, I think this whole experience has put him off private renting, but they keep knocking him off the list as he doesn't have enough points.

We will have to see how it goes and maybe look into how he can stop them just walking in whenever they feel like it.

    Thankyou again.

    Rachel. :)
