    No, I never imagined for one second that you or jamescredmond were 'hitting on me' to use your expression. The difference between your posts - and I don't quite understand how you managed to miss it - was that his was complementary, whereas yours was far from it. 'Joky' compliments are perfectly acceptable within MSE guidelines; 'joky' slurs and attacks are not.

    If I ask you not to post on something because I find it offensive - whether or not you find it amusing - that should be enough.

    If you persist in attacking me personally, I shall complain about your attempts to derail useful threads on the subject of the Board, namely house prices, by posting persistent 'jokes' at my expense.

    One or two comments - fine, I'll ignore them.

    But I have just checked (exceedingly dull, I must say, as your posts do not make for the most thrilling reading...) and out of 51 posts you have posted on the combined housing forums since the end of March, a full 15 of them are directed at me (I didn't count any normal posts, just replying to the thread under discussion, BTW). That is around a third of your total posts within just over 2 weeks!

    To me that seems somewhat obsessive.

    I am not suggesting you are a troll, BTW, as you seem capable of posting sensible posts on occasion. You just appear to have confused abuse with genuine humour.

    If you are capable of posting on the subject under discussion, I along with others look forward to hearing your thoughts. A big if, admittedly....

    Hmmm.... I can see this is going to be somewhat hard to police..... firstly you've got to find somewhere I've "attacked" you.... then you've got to find a useful thread that's been derailed by me..... then, (and obviously hardest of all), you've got to find me using humour on said thread :rolleyes:

    OK guys,back onto the topic again.As some one pointed out,recessions are far from fun!I have lived through a few of them and the 90`s recession was for me scary.A mortgage pretty much doubling,a new busines to run.Stress!

    Now like a mug,I remarked to my wife,having seen so many companies going bust during that period and so many families getting repossesed,that thank goodness,we have all learnt a lesson so house prices will only ever go up at the rate of wage inflation!!!!What a fool!!!!

    By about 2001 I talked about how this hpi was getting out of hand,some agreed,some laughed at me(all of those were home owners).However I couldn`t understand why properties had rocketed from the mid 90`s,Where were all the new buyers emerging from,had they previously lived in a hole in the ground.But clearly,interest rates hovering around the 3 or 4 per cent mark seemed attractive(up to then,for the last 30 years or so,interest rates had been on average a little over 8%).So here we are in new territory.Low inflation,low interest rates.The boys with vested interest were getting excited.Year on year,prices were increasing.Some with a lot of equity decided that they were indeed getting very rich so why not release that equity.Lots of people were saying this is the way to go.Lots of gee gaws were being sold,have a Beemer,loverly holidays,ya can`t go wrong``property only goes up``,``the government won`t allow a crash``!

    Now the boys with the money said ``let`s keep the party going,give`um some fixed rates,like 2.99% for a couple of years,that will bring `um in``.

    By this time,I,and a few other bears(miserable old buggas that we are) are getting really worried.Where is going to end up?We saw massive deflation on cheap imported goods,no real wage increases but at the same time huge increases in taxes and property prices.However the funsters loved it.Get a few btls under ya belt,tiny deposists realised from your equity(those that hadn`t spent it all already.Yep,that`s another few properties sold.

    Estate agents loved it,as did the developers and so many other interested parties.Just a the party was kind of chilling out in 2005,good old Gordie put the rate down again.Just like someone turning up at midnight with a case of vodka,here we go again,party on.

    So much``greedy capitalism``.The lenders were falling over themselves.Lie to buy,no probs.Who in the world would lend 125% mortgages up to a few months ago?Well we know who,but us miserable old bears,what did we know?

    We were the ones that years ago said that this whole thing would end as a disaster.Laughed at,me I couldn`t care less,to me and quite a lot of others,the whole thing was bound to happen.It all defied gravity.

    As to the final consequence,well we will have to see,but as so much money has been dragged out of the economy because of the events of the last few years,it doesn`t seem that good.

    As Mervyn King said``House prices are a matter of opinion,debt is debt``.

    Good thanks, Pobs. Revisiting these prediction threads are a great reference tool to see how things may go in the future. Certainly they show how difficult it is even for the experts to predict anything with any certainty.

    I only read the first couple of posts before commenting, so I didn't see your post. I'll read the whole thread in a bit - GF is calling me to Dinner. :)

    I guess I only ever based the out come on what had happened in the past. QE is new to me and also earning very little off savings. I still wonder where it will all end.

    Probably it'll all end for the best. We came through 2 world wars and the crashing down of our empire, and yet here we still are. Compared with those events, these are small fry.
