    It could if it was a good looking one, but it would also depend on the price of the house overall. Anything at the lower end of the market ie £110-£130k will definitely not gain that much from a conservatory.
    assumming £110-130K is lower end of market where you are. Here lower end is more like £80-£100K

    yes i realise that but what i was trying to say is you cant say bottom end is 110-130 cos in different places it isnt.

    what if the conservatory was a cheap as chips £2k jobby from B&Q, would it still go up £10k ;)

    I think you'll find it makes no difference to the equation of the value of the conservatory.

    I think it's as easy to answer as "how long is a peice of string?". :confused:
    Garage should add value where parking is difficult and/or crime a problem. But is it attached, detached, integral [cheap extension space?], crappy concrete with an asbestos roof, in a block half an hour's hike away?
    Same with a conservatory. Some that are well done, in keeping with the house, add an extra useable room, have views, overlook a lovely garden do add value - probably more than they cost. Others, far too many IMO, are like a carbunkle on the end of a wart & detract fom the value as you'd need to factor in the cost knocking them down!
    Far too difficult a question. Not going to answer it! NO, SIREE! :mad:
  • Around here the lower end is 50 to 60K (2 or 3 beds ex council) A conservatory might add 1K, an asbestos cement garage is a definite liability and would mean a slower sale or getting it removed first. Houses with "proper garages" sell faster. A single garage in a block would sell for £5K
    A further dampener her is that there are quite a few "Non Standard construction" houses, that are real sods to get mortgages on, so they stick too, its a pity because they are good sized family homes with enormous gardens
    The quicker you fall behind, the longer you have to catch up...

    I wasn't even talking about the consevatory you were- I was pointing out that you cant announce what £x are bottom end of market - as it varies from area to area
  • Er, surely the whole point is what the garage is worth to the BUYER.

    What's it got to do with the vendor?

    Also, I'd suggest there is zero value attached to a garage if you have a driveway or OSP.

    I think people are getting the two confused.

    OSP in London where parking is at a premium will naturally attract a premium. I'd attach at least 15K to that.

    OSP in the Hebrides...again zero.
