Sticky situation!!! Please help!

  • yes it was doozegirl, the couple was looking for a house and in the end they found this massive flat. In the shows they say they bought but the sale fell through and the lady decided to rent that flat.

    Back to what I was saying yesterday, I have spoken to the EA. He said Commission is 1.5 % + VAT and they can't do nothing about it. H eabsolutely would not move an inch! Very disapponted!:mad:

    The flat below you was bought around June/July 06 for £129000.
    Was back on the market around March 07 for 150k, then increased to 162K. Seller looking for 160k

    So a huge increase in less than a year and no major work justifying the jump. I think the actual price increase for sales that year was between 10 to 12%
    Many other properties in the area also had this hike in price and very few actually sold.

    So the flat in question was overpriced and did not sell. Its correct market value in 07 should have been around £144K.

    Given the present market, I think a fair price for yours would be around 130 to 135k. Maybe more.
    Anything less and I would stay put pay and pay off the mortgage and enjoy the park.

    The prices shown are not necessarily comparative to pizzarelli's as many will be much smaller, badly converted and may have huge management fees. Many would have been 1 beds or even smaller.
