Sticky situation!!! Please help!

    Not really a loss as you'll have paid off some of the mortgage so have equity (you'd have been paying rent anyway) and have been landlord hassle free for 4 years.

    Quite - if you hadn't been living here you would have paying the rent elsewhere. Do you really assume that having had to pay for a roof over your head for 4 years without getting anything back is 'a sticky situation'?

    It's not - it's normal. Everyone else expects to pay something out of their own pockets for somewhere to live - baby or not. Why should you be different? You haven't 'lost' any money - you just haven't gained much. Big deal.

  • To the OP. How about looking around locally to see if there are any part exchange deals. Developers are keen to shift, and there are savings on fees this way. You would need to make doubly sure that you are not going to pay over the top for the new property though, as this can add to your problems if you are looking to a short term period i.e. less than 5-7 years.

    There are over 257 2+ bed flats on RM for St Leonards-on-Sea, so buyers in the area have a heck a lot of choice. That means yours has to stand out from the crowd either by extremely good presentation and marketing or by being competitive on price. At the moment there are loads (>100) cheapers than yours, and they can't all be worse than yours.
  • carolt, you are right, i think it was overpriced in 2004, my husband says it was not he says he market in 2004 was very different , and it's true, you could not view a property quick enough that i was under offer!
    Still the estate agent must have seen us coming!!! :mad:
    The property above us went for 110 k in 2004 , and it's smaller so at the time that was the price they were asking.
    Anyhow 11k is not bad but we could be morgage free in 6 years ( we are doing overpayment every month) I think for the time being we stay where we are. We are not the first one with a child to live in a flat and we won't be the last one, sometimes we need to stop and appreciate what we have got.

    P.S. Am I the only one to hate EA??? They are so slimy!!!I spoke to the EA this morning and rather than saying you should lower the asking price he said : how do you feel about the current market!!!The make me want to puke!

    Good luck; mortgage free in 6 years sounds a fantastic position to be in, and if prices have then fallen, you should be in a great position to trade up to your dream house.

    People looking to trade up, such as yourself, benefit from falling prices, as though the price of your current place may fall, equivalent percentage falls across the board will make bigger places easier to trade up to.

    Oh and yes, I do agree about EA's!

    What was the reason you chose this firm of EA's over the others in your area?

    Does anybody else think the pictures on the full brochure look a little odd? They seem to be at an odd angle, well to me they do.

    i would say stay put and carry on overpaying.

    we were brought up in a first-floor 2 bed flat and we haven't suffered at all. we also had a park opposite that our parents took us to very regularly.

    we moved into a house when i was 14 - and never spent much time in the garden as we continued to 'play' outside.
  • the reason we chose that particula EA was that last year the flat below ours was valued by them and sold for £160,000 ( the owner bought if for £ 126,000 in 2006 ) and it was shown in the programme location, location, location ( i believe they are showing it again this coming saturday afternoon on channel 4 in anyone's interested), so we thought they were good, but they market has changed alot since last summer and the EA has not been that good in the end.

    Jorgan: you are right the pictures are a bit odd, the EA had a funny camera, with a funny lens, but I must agree it looks weird especially the front room.

    Do you think we are doing well to do overpayments? or should we put the money in a saving account?

    Thank you all for your support, I have been thinking for the past month about getting another mortgage of about £170,000 and stretch myself to the limit just to get a house but I must have been a fool. At least now we know we can pay the mortgage every month and that's more that many people can say.

    And I will be thinking about making an extra room because the 2 bedrooms are very good sizes.

    Do you know when I saw your flat I thought it looked just like one on Lx3 - your bay window room and the look of the building and in the same area. I guess they might have a bay window room too. Was it a young couple who were looking for a house and they ended up showing them that MASSIVE flat?

    H has friends who bought a house that was on Lx3. They didn't mention it but there it was clear as day on the TV! The couple had offered on it but the sale fell through when the developer wouldn't agree to their snagging list.

    Good news on the room splitting thing. I think you have a great chance of making a bit extra there and getting the flat into a more restricted market place.
